Job Summary

Lead Maintenance Technician (Hourly) – Portland, OR. Responsible for the ongoing maintenance and repair of a multifamily property, ensuring it operates safely and looks its best.

Responsibilities
  • Address work orders and maintenance issues using 5+ years of property maintenance experience, including at least one year supervising others.
  • Apply technical certifications (HVAC, CPO, electrical, plumbing) to perform specialized repairs.
  • Maintain routine maintenance of resident amenities such as pool, clubhouse, and general cleanliness.
  • Lead by example – complete assigned work orders, assist teammates, and set the standard for work quality.
  • Manage the Make‑Ready board to keep turnover work on schedule.
  • Engage in difficult conversations with employees and residents, listening to concerns and resolving issues.
  • Use project‑management skills to find cost‑effective, high‑quality, timely solutions.
  • Maintain a safe work environment, applying EPA certification for handling chemicals and training the team on safety procedures.
  • Respond to occasional on‑call emergencies and assist with vehicle use when required.
Qualifications
  • High school diploma or GED.
  • Minimum 5 years of relevant experience in property management or hospitality.
  • Technical certification in HVAC, plumbing, or electrical; S1 or S2 HVAC highly desirable.
  • Proficiency in Microsoft Office Suite or related software.
  • Own personal tools and valid driver’s license.
  • Demonstrated attention to detail, strong time‑management, and ability to work in a fast‑paced environment.
  • Excellent verbal and written communication skills.
  • Ability to treat residents, employees, and contractors with respect and confidentiality.
Education & Experience
  • High school diploma or GED required; technical degree or additional certifications preferred.
  • Prior experience with general building maintenance, light carpentry, electrical, or plumbing.
  • Experience maintaining and repairing HVAC systems.
Physical Requirements & Schedule
  • Monday‑Friday, 8:00AM – 5:00PM; occasional on‑call hours and weekends during high‑traffic periods.
  • Occasional travel to drive company‑owned or personal vehicle for business.
  • Ability to lift up to 25lb regularly and up to 50lb occasionally.
  • Use manual labor tasks such as walking, climbing stairs, kneeling, crouching, and standing for extended periods.
