Facilities Maintenance Technician LME

Position Summary

The Facilities Maintenance Technician performs preventative maintenance and repairs on heating, ventilation, and cooling systems; lighting, plumbing, and other core building systems; and a variety of commercial building equipment. The role requires expertise across multiple building systems to identify and resolve operating conditions that could lead to equipment failure or inefficient performance. Responsibilities include performing skilled building maintenance tasks requiring strong mechanical aptitude, as well as accurately entering and retrieving data using a computerized maintenance management system.

The ideal candidate demonstrates a strong commitment to workplace safety and compliance with OSHA standards.

• Perform preventive maintenance on plumbing, electrical, mechanical systems, and related components; test systems’ competency and evaluate performance.
• Repair and replace plumbing, electrical, mechanical systems, and components, including sensors, related hardware and software.
• Maintain induction and air‑handling units; clean and inspect all equipment; maintain and service refrigeration units.
• Assist in reviewing new construction or remodel plans to ensure compliance with facility maintenance standards and specifications.
• Repair and maintain facilities structures, conduct structural inspections, and perform minor repairs to building plumbing, low‑voltage and line‑voltage electric systems, door hardware, fire, life, safety protection equipment, sprinkler systems, and irrigation lines.
• Repair and maintain small, motorized equipment and engines.
• Respond to emergency calls, assess need for additional assistance, and provide technical support and recommendations.

• Oregon Limited Maintenance Electrical (LME) license or higher (including Plant Journeyman, Journeyman, Plant Supervising Electrician, General Supervising Electrician).
• Experience diagnosing and responding to emergency maintenance issues; providing technical guidance; and performing skilled electrical and HVAC repairs.
• Ability to perform preventive maintenance, troubleshoot, and repair plumbing, electrical, mechanical, HVAC, refrigeration, and related building systems in a commercial, industrial, or institutional setting.
• Ability to read and interpret blueprints, schematics, construction plans, and technical manuals; estimate project costs; coordinate and monitor contractor or vendor work; and ensure compliance with maintenance standards and specifications.
• Ability to work effectively with coworkers, contractors, and the public in a diverse work environment.

• A valid state driver's license and an acceptable driving record.
• Clearance to pass an in‑depth background investigation.
• Clearance to pass a pre‑employment physical examination and physical capacities test after an offer of employment has been accepted.
• Ability to lift up to 50 lbs. as job duties require.
• Ability to obtain CFC Handler and Refrigerant Recovery Certification within six (6) months of hire.

• Certificate of HVAC Completion from a 2‑year trade school or apprenticeship.
• ORACCA brazing certification or equivalent.
• State of Oregon backflow tester/cross‑connection inspector certification.
• State of Oregon’s Class 3 boiler license.

Entry salary ranges from $93,288 to $103,813 over the first year, with additional benefits and contributions totaling approximately $163,064–$178,299 annually. Benefits include employer‑paid medical, dental, vision, employee assistance program, basic life, long‑term disability, TRIP program, Medicare, Social Security, Tri Met tax, and Paid Leave Oregon. Calendar of contributions is available in the labor agreement.

Full‑time, regular: 7:30 a.m. to 4 p.m., Monday through Friday, with occasional on‑call work and opportunities for overtime.

Various locations across the City of Portland; position reports to 3315 NW 26th Ave, Portland, OR 97210.
