Job Summary

The Building Mechanic III is a senior-level facilities maintenance professional responsible for performing advanced troubleshooting, repair, renovation, and preventive maintenance of University buildings, infrastructure, and building systems.

This position applies extensive knowledge of plumbing, mechanical, electrical, and general building systems to identify, diagnose, and resolve complex maintenance issues while ensuring safe, reliable, and efficient operation of campus facilities.

Working independently with minimal supervision, the Building Mechanic III performs skilled maintenance activities, conducts inspections, supports predictive and preventive maintenance initiatives, and serves as a technical resource and mentor to other maintenance staff.

The position interacts regularly with students, faculty, staff, contractors, and visitors and is expected to provide exceptional customer service while supporting the University’s mission and commitment to a safe and welcoming campus environment.

This position reports to the Building Maintenance Supervisor.

• Troubleshoot, maintain, repair, and install components of building plumbing, mechanical, electrical, and related building systems.
• Perform advanced diagnostic work to identify root causes of equipment failures and facility deficiencies.
• Coordinate and monitor equipment repairs to ensure work is completed accurately, safely, and efficiently.
• Review, prioritize, and respond to maintenance work orders using the University’s TMA system,
• Maintain timely communication with customers regarding work status and service delivery, providing professional, responsive, and customer-focused service to students, faculty, staff, and visitors.
• Conduct routine inspections of facilities, mechanical rooms, and building systems to identify deficiencies and emerging maintenance needs.
• Perform preventive and predictive maintenance activities according to established schedules and maintenance standards.
• Recommend corrective actions to prevent equipment failures and extend asset life cycles.
• Provide guidance, training, and mentorship to Building Mechanics I and II and other Facilities personnel.
• Share technical expertise, best practices, and troubleshooting techniques to improve team effectiveness.
• Assist supervisors in evaluating maintenance priorities and recommending operational improvements.
• Participate in the Facilities Services on-call rotation and respond to after-hours emergencies.
• Respond to unexpected equipment failures, utility outages, weather-related incidents, and other urgent facility needs.
• Operate University-owned vehicles and equipment safely in support of maintenance activities.
• Perform all work in compliance with applicable safety regulations, environmental requirements, University policies, and industry standards.
• Maintain organized and safe work areas, mechanical rooms, tools, and equipment.
• Participate in required safety training and certifications.

Education & Experience

• Required:
  
  5 years of progressively responsible commercial mechanic experience performing extensive troubleshooting, preventative maintenance, and repairs.
