Our Forensic & Valuation Services team is seeking a Cost Segregation Senior Associate to join our growing practice. The Senior Associate can be based out of any of our U.S. office locations (New York, NY;
Buffalo, NY;
Rochester, NY;
Philadelphia, PA;

Whippany, NJ;
East Brunswick NJ;
Red Bank, NJ;
Providence, RI;

San Diego, CA; Los Angeles, CA; Orange County, CA; San Francisco, CA; San Ramon, CA; Portland; Seattle, WA). The in-office expectation is a hybrid schedule (3 days in office expectation per week).

How You'll Spend Your Time
  • Performing cost segregation studies for newly acquired, constructed, renovated, and existing real estate properties.
  • Reviewing construction cost documentation, depreciation schedules, appraisals, blueprints, engineering reports, and fixed asset records.
  • Conducting property site visits and documenting building systems and asset classifications.
  • Preparing detailed engineering-based cost segregation reports and supporting documentation designed to meet IRS guidelines and industry standards.
  • Researching and interpreting federal tax regulations related to depreciation, capitalization, bonus depreciation, and tangible property regulations.
  • Identifying fixed asset planning opportunities and providing tax-saving recommendations to clients.
  • Managing multiple engagements and collaborating with clients, contractors, engineers, and internal professionals to ensure timely project completion.
  • Reviewing work prepared by Associates and providing coaching, mentorship, and technical guidance.
  • Assisting Managers and Partners with client relationship management, proposal development, and business development activities.
  • Remaining current on technical and industry developments while evaluating their potential impact on clients' tax positions.
  • Participating in training initiatives and contributing to the continued growth of the Cost Segregation practice.
The Kind of People We Want to Talk to Have Many of the Following
  • Bachelor's degree in Accounting, Finance, Engineering, Construction Management, Real Estate, Architecture, or a related discipline.
  • Minimum of 3-5 years of experience in cost segregation, fixed asset consulting, real estate tax, valuation, engineering, or a related field.
  • CPA, EA, CCSP, PE, or other related professional credentials preferred but not required.
  • Strong understanding of MACRS depreciation rules, cost segregation methodologies, and tangible property regulations.
  • Experience analyzing construction costs, fixed asset records, and building component classifications.
  • Ability to interpret architectural, engineering, and construction documentation.
  • Excellent project management and organizational skills with the ability to manage multiple priorities and deadlines.
  • Strong analytical, problem-solving, and communication skills.
  • Advanced Microsoft Excel skills.
  • Experience reviewing staff work and mentoring junior team members preferred.
  • Willingness to travel for property site inspections and client meetings, as needed.

The compensation for this position ranges from $90,000-$110,000. In addition to the base compensation, Withum offers a competitive benefits package and bonus program (for eligible roles) based on individual and firm performance. Final offer amounts are based on multiple factors such as the specific role, hiring location, as well as the individual’s skills, experience and qualifications.
