Job Description
  • Communicate with the Community Manager on the status of make‑ready units.
  • Complete minor or routine painting, plumbing, electrical wiring, carpentry and other maintenance activities using hand tools; complete all required daily, weekly and monthly tasks.
  • Provide emergency on‑call duties as required or assigned.
  • Use the on‑call logbook per instructions.
  • Notify the Community Manager if service requests cannot be completed due to ordering parts or other reasons.
  • Effectively punch out vacant units in a timely manner.
  • Maintain a clean, neat and orderly workshop and storage area.
  • Keep company tools, equipment and vehicles properly maintained and in good working order.
  • Purchase inventory within budgeted guidelines in coordination with the Community Manager.
  • Institute and maintain a preventive maintenance schedule.
  • Maintain the physical appearance of vacant units, hallways, grounds, office, laundry and trash areas.
  • Review outside contractors for quality, cost efficiency and timeliness; assist in soliciting and obtaining bids for projects as needed.
  • Supervise maintenance or contracted vendor staff.
  • Maintain Conifer Customer Service Standards and consistently display a professional, courteous attitude toward residents, coworkers and the public.
  • Report the need for major repairs to the Community Manager.
  • Report and repair emergency problems or environmental hazards immediately.
  • Read and adhere to all company policies, procedures and regulatory requirements.
  • Follow all written and verbal instructions.
  • Handle snow removal duties as required or assigned.
  • May be required to work overtime, with all overtime pre‑approved by the Community Manager.
  • Physical attendance at the assigned work location during scheduled hours is essential.
  • May be required to assist at other Conifer locations as needed or assigned at any time.
  • Perform other maintenance job‑related duties as assigned.
Experience
  • Minimum 5+ years of hands‑on apartment maintenance experience.
  • Prior painting, minor plumbing and electrical wiring skills, carpentry, drywall, and cleaning skills; HVAC experience preferred or willingness to train.
  • Knowledge of safety rules involving cleaning supplies and maintenance equipment.
  • Reliable transportation and a valid driver’s license.
  • Ability to respond within 30 minutes to on‑call emergencies on a rotation basis.
  • Ability to assist with snow removal and grounds upkeep when needed.
  • Ability to read, comprehend and understand operation manuals and regulatory requirements to meet Conifer’s standards.
  • Ability to coach, train and mentor team members; handle supervisory and performance management responsibilities.
  • Prior budgeting experience, including accounts payable and receivable, to maintain a positive fiscal maintenance operation.
  • Proficiency in Microsoft Office (Word, Excel, Outlook) and affordable housing software such as Yardi.
Education
  • Minimum High School Diploma or GED equivalent.
  • Vocational training in building, construction or maintenance a plus.
  • Certifications in environmental hazards, maintenance or construction desired or willingness to obtain.
  • OSHA knowledge required.
