Job Description- Communicate with the Community Manager on the status of make‑ready units.
- Complete minor or routine painting, plumbing, electrical wiring, carpentry and other maintenance activities using hand tools; complete all required daily, weekly and monthly tasks.
- Provide emergency on‑call duties as required or assigned.
- Use the on‑call logbook per instructions.
- Notify the Community Manager if service requests cannot be completed due to ordering parts or other reasons.
- Effectively punch out vacant units in a timely manner.
- Maintain a clean, neat and orderly workshop and storage area.
- Keep company tools, equipment and vehicles properly maintained and in good working order.
- Purchase inventory within budgeted guidelines in coordination with the Community Manager.
- Institute and maintain a preventive maintenance schedule.
- Maintain the physical appearance of vacant units, hallways, grounds, office, laundry and trash areas.
- Review outside contractors for quality, cost efficiency and timeliness; assist in soliciting and obtaining bids for projects as needed.
- Supervise maintenance or contracted vendor staff.
- Maintain Conifer Customer Service Standards and consistently display a professional, courteous attitude toward residents, coworkers and the public.
- Report the need for major repairs to the Community Manager.
- Report and repair emergency problems or environmental hazards immediately.
- Read and adhere to all company policies, procedures and regulatory requirements.
- Follow all written and verbal instructions.
- Handle snow removal duties as required or assigned.
- May be required to work overtime, with all overtime pre‑approved by the Community Manager.
- Physical attendance at the assigned work location during scheduled hours is essential.
- May be required to assist at other Conifer locations as needed or assigned at any time.
- Perform other maintenance job‑related duties as assigned.
- Minimum 5+ years of hands‑on apartment maintenance experience.
- Prior painting, minor plumbing and electrical wiring skills, carpentry, drywall, and cleaning skills; HVAC experience preferred or willingness to train.
- Knowledge of safety rules involving cleaning supplies and maintenance equipment.
- Reliable transportation and a valid driver’s license.
- Ability to respond within 30 minutes to on‑call emergencies on a rotation basis.
- Ability to assist with snow removal and grounds upkeep when needed.
- Ability to read, comprehend and understand operation manuals and regulatory requirements to meet Conifer’s standards.
- Ability to coach, train and mentor team members; handle supervisory and performance management responsibilities.
- Prior budgeting experience, including accounts payable and receivable, to maintain a positive fiscal maintenance operation.
- Proficiency in Microsoft Office (Word, Excel, Outlook) and affordable housing software such as Yardi.
- Minimum High School Diploma or GED equivalent.
- Vocational training in building, construction or maintenance a plus.
- Certifications in environmental hazards, maintenance or construction desired or willingness to obtain.
- OSHA knowledge required.
- Excellent interpersonal and customer service skills.
- Collaborative, friendly, and able to handle issues as they arise.
- Demonstrated excellent written and oral communication skills.
- Exhibits good business professionalism and judgment at all times.
- Strong organizational, time‑management, and multi‑tasking skills.
