Lead Maintenance Technician

Overview

Lead Maintenance Technician responsible for ensuring proper, efficient operations and maintenance of mechanical, electrical, and plumbing systems for assigned facilities. Tasks are designed to maximize life and reliability of systems. Depending on the site, this role may operate without a Chief Engineer on-site and may supervise maintenance staff where appropriate.

• Assist with or conduct daily operations and maintenance of MEP systems and general maintenance for buildings
• Supervise maintenance staff when applicable and assign and monitor maintenance activities and projects
• Perform preventive maintenance duties including changing filters, lubricating motors, replacing lamps and ballasts, inspecting belts, replacing motor bearings, aligning shafts, and other manufacturer-recommended inspections
• Recommend improvements to the preventive maintenance program on an ongoing basis
• Develop and maintain building-specific maintenance procedures
• Coordinate maintenance with outside contractors and technicians
• Maintain stock and inventory control
• Respond immediately to emergency situations and customer concerns
• Comply with applicable codes, regulations, and company directives; practice safe work habits
• Inform the management team of current building operations by compiling and submitting monthly reports
• Complete required safety training as scheduled annually
• Adhere to dress code while on properties and maintain a neat appearance

• Education: High School Diploma or GED; apprentice program or trade school preferred
• Experience: 5+ years of related trade experience in operating mechanical, electrical, and plumbing systems in a commercial property setting
• Licenses/Certifications: Appropriate trade license/permit as required (e.g., Journeyman or Master Electrician); valid driver’s license and good driving record;
  Universal EPA Section 608 refrigerant certification
• Skills: Basic computing skills (Outlook, Excel, Word); energy management systems knowledge; strong building systems operations knowledge

This role operates in a professional office environment and requires travel between properties in varying weather conditions. Physical demands include the ability to stoop, stand, climb, repeatedly lift up to 50 lbs, crouch, reach, and move between departments and properties. Clear speech and ability to read and understand information are required.
