Leasing Specialist - Lease

We are a full‑service multifamily developer, general contractor, and property manager committed to building quality homes for all residents.

We are looking for a Leasing Specialist for our Brand New Lease‑Up community, The Whitley, in Princeton, TX.

Under the direction of the Community Manager, the Leasing Specialist is responsible for maximizing occupancy by generating qualified traffic, networking within the local community, scheduling appointments, securing rentals, promoting resident retention, and coordinating exceptional customer service.

• Sales/Marketing
  • Conduct leasing activities, responding to inquiries, providing tours, following up, and coordinating move‑ins.
  • Perform market surveys and shop competitors.
  • Recommend strategies for onsite marketing and develop referral programs for move‑in packets, newsletters, and resident retention.
  • Initiate sales outreach plans and support community management.
  • Maintain closing ratios and scores in line with NRP policies.
  • Maintain knowledge of the LIHTC program for file compliance.
• Administrative
  • Follow all follow‑up procedures for prospect and resident communications.
  • Inspect units at move‑in and complete paperwork.
  • Support the Community Assistant with renewals and lease expirations.
  • Process application fees, security deposits, rents, and other fees accurately.
  • Keep leasing area organized.
  • Comply with Fair Housing, Tax Compliance, and other relevant regulations.
  • Inspect market‑ready units each morning and ensure models are presentable.
  • Assist at other properties and run errands as required.
• Customer Service
  • Assist in planning resident functions and events.
  • Walk the property for curb appeal and overall appearance.
  • Monitor and direct service operations to meet service‑request deadlines and curb‑appeal standards.
  • Provide excellent customer service and maintain a courteous professional attitude.
  • Maintain availability for resident functions and community events.
  • Perform other duties as required.

• Education:
  
  High school diploma or equivalent (college preferred). Tax Credit Specialist accreditation preferred.
• Experience:
  
  Minimum 1 year of customer service or sales experience, or relevant education.
• Technical skills:
  Strong computer skills and proficiency in Microsoft Office. Yardi experience preferred.
• Other requirements:
  Valid driver’s license and reliable transportation.
