Location:
Provo, UT 84601. Job Type: Full-Time. Compensation: $52,000 - $57,200 per year.
About the Role: We are seeking a professional, driven, and self‑motivated On‑Site Property Manager to lead operations at a multifamily property. You will be responsible for overseeing day‑to‑day property functions, managing staff, maintaining budgets, and ensuring resident satisfaction—all while upholding the value and integrity of the community.
Key Responsibilities- Staff & Operations Management: Supervise, schedule, and direct on‑site team members; assign service requests, manage make‑readies and ongoing construction; provide coaching, conduct performance reviews, and enforce company standards; promote a team atmosphere focused on service, urgency, and professionalism; oversee maintenance inventory systems and vendor relations.
- Prepare, manage, and monitor operational budgets.
- Track occupancy, income, expenses, and net cash flow (NCF).
- Analyze monthly financial reports and address variances.
- Negotiate contracts and services to ensure cost efficiency.
- Process invoices and maintain petty cash and financial logs.
- Ensure adherence to all company policies and procedures.
- Conduct daily property inspections (MWBA – Management by Walking Around).
- Maintain up‑to‑date operations and personnel manuals.
- Address resident complaints and lease‑related issues professionally.
- Process applications per rental policy.
- Maintain organized resident files and records.
- Collect rent, make deposits, and initiate legal actions if necessary.
- Implement marketing strategies and respond to all leasing inquiries.
- Conduct regular market surveys and analyze rental trends.
- Plan and host resident events and appreciation programs.
- Distribute monthly newsletters and organize community activities.
- Follow up on service requests and coordinate lease renewals 90+ days in advance.
- Conduct annual apartment inspections and “home visits” during renewals.
- Prior experience managing multifamily properties.
- Industry certifications preferred (ARM, CAM, etc.).
- Strong leadership, communication, and team‑building skills.
- Basic accounting/bookkeeping proficiency.
- Detail‑oriented and safety‑conscious.
- Capable of handling high‑pressure situations with autonomy.
