Job Description

This is a mid-level role focused on directly managing and elevating the performance of a portfolio of multifamily assets. The Senior Asset Management Associate takes a hands‑on, proactive role in executing our business plans and ensuring every property meets its financial, physical, and compliance objectives.

Responsibilities
  • Portfolio Oversight: Own the day‑to‑day asset management of assigned properties (roughly 6-8 properties at a time), keeping occupancy, rent collection, expense control and revenue on target. Maintain financial models that track each property's cash flow and investment returns over time, refining assumptions as conditions change.
  • Property Management Oversight: Serve as the primary point of contact for third‑party property management teams, holding them accountable to performance standards, business plan execution, and reporting timelines.
  • Financial Performance Management: Review monthly property reports and operating statements from property management, analyze key metrics (DSCR, NOI, CF), and drive corrective action on underperforming assets. Provide monthly accounting reclassification correction to property management accounting. When a property falls short of its benchmarks, partner with the Director of Operations to build and execute a turnaround plan to get the property back on track.
  • Site Visits: Conduct periodic site visits to assess physical condition, verify Capex progress, and evaluate on‑site operations firsthand.
  • Budgeting: Collaborate with property management through the annual budget cycle. Stress‑test budget assumptions (rent growth, vacancy, maintenance costs) to ensure they're in alignment with the business plan. Present and defend proposed budgets and rent increase plans to senior leadership for approval.
  • Investor Relations: Prepare quarterly and annual investor reporting along with variance explanations. Answer routine communications in coordination with the investor relations team, including responding to investor questions on performance. Work with Director and Accounting on the distribution of surplus cash and fees.
  • Market Analysis: Monitor local market and submarket conditions—rent comps, supply pipeline, and demand drivers to inform pricing, positioning, hold strategy and rent pricing.
  • Asset Strategy Support: Support the Director of Operations in shaping mid‑ and long‑term strategy for each asset—evaluating refinancing windows, hold‑versus‑sell decisions, and disposition potential. Build the data and preliminary analysis behind each scenario.
  • Projects: Lead or contribute to firm‑wide initiatives, such as rolling out new asset management software, streamlining the reporting process, or running portfolio‑wide analyses (e.g., rent comparability studies or energy efficiency programs).
  • Capex Oversight: Manage the capital improvement plan laid out in each business plan, keeping projects on schedule, on budget, and aligned with our original underwriting goals.
Qualifications
  • Financial Acumen: Firm understanding of real estate finance and accounting. Able to interpret audits, loan agreements, partnership agreements, balance sheets, cash flow statements, P&Ls, and other key documents to understand each asset's obligations and opportunities for growth. Ability to build detailed pro formas.
  • Problem‑Solving: A proven ability to spot issues at the property level—whether financial shortfalls or operational inefficiencies—and recommend concrete, actionable solutions. Comfortable bringing performance recommendations directly to Directors.
  • Communication & Leadership: Effective across a wide range of stakeholders, including property managers, auditors, lenders, and internal leadership. Able to lead calls and meetings on property performance, and to write clear, concise asset narratives and action plans.
  • Detail Orientation: Makes sure nothing falls through the cracks—maintains meticulous records and tracks critical dates, ensuring real estate taxes, insurance, loan escrows, and reserve requirements all stay in order.
