Assistant Community ManagerThe Assistant Community Manager is responsible for overseeing, under the supervision of the Community Manager, the everyday operations and financial functions of the housing community. In this role you will manage all phases of operations—including personnel, leasing, maintenance, financial administration, and risk management—in the absence of the Community Manager. You will supervise all aspects of the property and staff to ensure compliance with company policies and procedures, safety and fair housing guidelines, and liability concerns.
Essential Duties & Responsibilities Financial Management- Post all payments and income from applicants, current residents, and non‑current residents accurately, timely, and efficiently.
- Process and reconcile daily account receivables.
- Follow up on bad debt, prepare late notices, contact residents and guarantors, and file evictions.
- Post all charges to resident and non‑current resident accounts, including bill back of utilities where applicable.
- Complete end‑of‑month closing procedures and reporting.
- Maintain accurate records; audit resident files to ensure accurate records.
- Walk units and post all move‑out charges, statements, and security deposit refunds.
- Regular/daily onsite attendance is required.
- Screen, hire, train, coach, and develop onsite staff consistently with company directives.
- Provide ongoing training, coaching, counseling, and guidance to ensure staff effectiveness in line with Asset training benchmarks.
- Promote harmony and quality job performance through support and effective leadership.
- Ensure staff compliance and consistency with company policies and procedures.
- Manage leasing techniques to obtain closures, maintain follow‑up procedures, sign leases, and keep reporting systems accurate and up to date.
- Implement marketing strategies and systems defined in the annual marketing plan.
- Address resident complaints, concerns, and requests to ensure resident satisfaction.
- Develop and implement resident retention programs (e.g., resident functions, special promotions, monthly newsletter).
- Effectively show, lease, and move in prospective residents.
- Provide excellent customer service and monitor service‑request turnaround for maintenance staff.
- Maintain property appearance and ensure repairs are completed on time through regular inspections and tours.
- Assist in supervising all business functions related to operations.
- Plan and utilize property resources, equipment, and supplies economically, including obtaining bids, pricing from vendors, and managing inadequate service.
- High School Diploma or Equivalent;
Bachelor’s degree preferred or two years experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience. - Ability to understand and perform all onsite software functions; basic computer skills required.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
- Regular standing or sitting for prolonged periods; repeating wrist, hand, and finger movements; maintaining accuracy, neatness, and thoroughness of work.
- Frequent movement across work spaces; occasional ladder, stair, scaffolding, or ramp use; work in various environments including confined spaces, overhead positions, and with objects up to 25 lbs.
- Operate machinery, power tools, motor vehicles, and golf carts; work overtime, weekends, and nights as required; work in low or high temperatures; outdoor environments with precipitation and wind; exposure to hazardous chemicals.

Salary Range$22 per hour to $26 per hour
