Job Overview
A Maintenance Technician in property management is responsible for performing repairs and maintenance tasks across residential or commercial properties, including plumbing, electrical, HVAC systems, carpentry, and general upkeep. The role requires responding to resident/tenant service requests, completing routine inspections and preventative maintenance procedures, and often requires on-call availability for emergencies. The Technician reports to the Property Manager.
Key Responsibilities- Diagnose and repair plumbing issues such as leaky faucets, clogged drains, and toilet malfunctions.
- Troubleshoot and fix electrical problems including faulty outlets, lighting fixtures, and wiring.
- Service HVAC systems, addressing issues with heating, cooling, and air filtration.
- Perform basic carpentry repairs such as door and cabinet replacements, drywall patching, and trim work.
- Address appliance malfunctions and conduct minor painting and touch‑up work.
- Regularly inspect building systems and exterior components, and maintain landscaping and grounds.
- Monitor and replace worn‑out parts to prevent breakdowns.
- Respond promptly to resident maintenance requests and work orders.
- Communicate effectively with residents about repair status and updates.
- Prioritize urgent repairs and address emergency situations.
- Maintain accurate records of work orders, repairs, parts inventory, and inspection reports.
- Coordinate with contractors and vendors for larger or specialized projects, obtaining quotes and overseeing completion.
- Adhere to safety protocols, building codes, and all safety regulations.
- May require on‑call availability for emergency repairs.
- Proficient knowledge of basic plumbing, electrical, HVAC systems, carpentry, and general maintenance practices.
- Strong problem‑solving skills to diagnose issues and find effective solutions.
- Physical capability for manual labor, lifting heavy items (up to 100 lbs), climbing ladders, and working in confined spaces.
- Commitment to delivering timely and quality customer service to residents.
- Effective time management, prioritizing tasks, managing multiple work orders, and meeting deadlines.
- Valid driver’s license and reliable transportation to travel to and from properties.
- Primarily work outdoors and indoors at various residential or commercial properties.
- Exposure to varying weather conditions.
- Lift up to 100 lbs under safety procedures.
- Stand upright for extended periods, crawl in tight spaces, walk and climb stairs, and reach with hands and arms.
- Detect auditory and visual emergency alarms.
- Navigate the property/building quickly and safely as required.
- High school diploma or equivalency.
- Minimum of two (2) years of general experience in building trades.
- Bilingual preferred.
- Proficient in Microsoft Office Suite.
- Hourly rate: $17.00–$20.00 (based on experience).
- 5% quarterly bonus.
