COMMERCIAL ESTIMATOR & PRE-CONSTRUCTION MANAGER

Case Co Commercial is a recognized leader in the commercial construction sector, delivering quality projects and exceptional client service. As a forward-thinking organization, we are looking for an enthusiastic Commercial Estimator & Pre-Construction Manager to join our team.

The role of Commercial Estimator & Pre-Construction Manager will play a vital role in the success of our company by managing the preconstruction phase of commercial projects and developing accurate, competitive estimates. This includes overseeing daily operations, supervising, coordinating, and ensuring the successful completion of preconstruction tasks. Additionally, you will collaborate with both internal teams and external stakeholders, building strong relationships that drive business forward.

You will also contribute to business development efforts, ensuring that each project secures profitable outcomes through detailed and precise estimating.

Beyond cost estimation, the Commercial Estimator & Pre-Construction Manager will actively participate in value engineering, risk mitigation, and business development strategies. By identifying opportunities for cost efficiency without compromising quality, you will ensure that projects meet both client expectations and company standards. The goal is to deliver every project with excellence, transparency, and ownership, ensuring it reflects the value invested and strengthens our reputation for top-quality results.

Core

Duties & Responsibilities Pre-Construction Management
  • Manage and coordinate the entire preconstruction process, from conceptual budgeting to final bid preparation
  • Collaborate with architects, engineers, and clients to understand project scope and specifications
  • Lead transition of project cost estimates to project execution teams
  • Organize and lead bid meetings, pre-bid walk-throughs, and client presentations
Estimating & Cost Analysis
  • Prepare detailed, accurate estimates for labor, material, and equipment costs
  • Perform quantity take-offs across multiple trades to ensure cost efficiency and accuracy
  • Analyze historical project data, purchase orders, and contracts for use in current and future estimates
  • Lead subcontractor buyout, bid packaging, and contract negotiations
Client & Vendor Relationship Management
  • Develop and maintain strong client relationships, engaging with new opportunities and fostering repeat business
  • Represent Case Co in pre-bid meetings, presentations, and client negotiations
  • Build and qualify a network of subcontractors for competitive bidding and project collaboration
Value Engineering & Risk Mitigation
  • Provide value-engineered alternatives to reduce project costs while maintaining high quality standards
  • Identify project risks and develop mitigation strategies to ensure successful project execution
Proposal & Presentation Preparation
  • Lead preparation of project bids and proposals, ensuring deadlines and quality standards are met and proposals meet Case Co's high standards
  • Collaborate with project teams to develop comprehensive scopes of work for submissions, incorporating client and regulatory requirements
Requirements
  • Minimum of 5 years of experience in estimating (conceptual and hard bid) commercial construction projects for a general contractor.
  • Proven experience in managing preconstruction phases and implementing value-engineering efforts
  • Advanced proficiency in construction estimation software (e.g., Blue Beam, On-Screen Takeoff, MS Excel)
  • In-depth understanding of the company and its position in the industry
  • Strong analytical, mathematical, and problem-solving skills
  • Excellent written and verbal communication abilities
  • Proven leadership and team collaboration skills
  • Ability to manage multiple bids and projects simultaneously
  • High level of attention to detail and accuracy in estimation processes
  • Bachelor's degree in Construction Management, Engineering, Architecture, or a related field, or equivalent experience
  • Valid driver's license
