Maintenance Technician III
Enrich the lives of older adults through community, choice, and continuing care in the Maintenance Technician III role. This advanced-level position performs skilled maintenance and troubleshooting across multiple building systems, working independently while supporting team operations. In the absence of the Manager, this role may serve as a lead providing guidance to Level I and II Maintenance Technicians while ensuring operational efficiency and regulatory readiness.

You will provide continuing care through these responsibilities:
- Perform advanced and preventative maintenance across all campus systems.
- Troubleshoot and resolve complex issues involving:
- Plumbing systems
- Electrical systems (within allowable scope)
- Equipment and mechanical systems
- Resident units and public areas
- Independently prioritize and complete work orders.
- Coordinate maintenance activities with Front Desk staff and campus leadership to minimize resident disruption.
- Lead or guide Maintenance Technician I/II staff as needed.
- Ensure regulatory compliance, including:
- Life Safety Code readiness
- State survey preparation.
- Conduct regular audits.
- Oversee and coordinate vendor and contractor work.
- Maintain inventory, tools, and shop organization using Lean practices.
- Support emergency preparedness and respond to facility incidents.
- Leads by example and performs Maintenance Technician I and II duties as needed to support team productivity and service excellence.
- Ensure adherence to all safety standards and policies.
- Learn and apply Company, Federal, State, and local rules, regulations, and policies.
- Other duties and projects assigned.
Our requirements and qualifications for success:
- A minimum of a high school diploma or equivalent.
- Minimum five years prior experience performing maintenance and facilities repair in a residential setting.
- Driving is an essential function and/or legitimate business purpose of this position; therefore, a valid driver's license is required as a condition of employment.
- Must complete all required safety training in accordance with OSHA standards and company policy, including but not limited to hazard communication, lockout/tagout, and personal protective equipment (PPE) within 30 days of hire.
- Basic skills and knowledge of Microsoft Office and Windows applications.
- Maintains a dependable attendance record and adheres to scheduled work hours.
- A desire to engage with seniors to help them live their best years.
- Ability to provide a service-oriented approach to your work.
- Willingness to perform work that can be physically demanding.
- Demonstrated proficiency in English verbal and written communication to effectively complete work orders, maintain records, and interpret written instructions and procedures.
- Displays a personable and comforting personality to care for the residents.
- Use logic and reasoning to identify alternative solutions, conclusions, or approaches to problems.
Desirable qualifications:
- OSHA 30-hour course certificate or advanced safety training
- Washington State Limited Maintenance Electrician license or trainee status
- Certified Pool Operator (CPO)
- Trade certifications (HVAC, carpentry, or facilities maintenance)
- Ability to work in all environmental conditions inside and outside the buildings.
- Ability to lift fifty pounds using proper body mechanics on a regular basis.
- Ability to bend, stoop and kneel frequently.
- Ability to walk up and down flights of stairs and walk for prolonged periods of time.
- Ability to climb ladders, push and pull items.
- Apply your physical and muscle strength to lift, push, pull or carry objects.
- Ability to use a computer keyboard or touch screen to document maintenance records.
Physical, environmental, and mental requirements:
Salary Range: $29.95 to $43.16 per hour
