The Assistant Project Manager (APM) supports Project Managers in the planning, coordination, execution, and closeout of commercial construction projects throughout the New York metropolitan area. This position plays a critical role in ensuring projects are completed safely, on schedule, within budget, and in accordance with contract requirements. Client Details Our client is a commercial specialty sub-contractor that has been in business for 40+ years, overseeing multi million dollar projects with the intimate knowledge and attention to detail of a small business's.

Description Project Administration Assist Project Managers with daily project management activities from pre-construction through project closeout. Review contract documents, drawings, specifications, and project requirements. Maintain project documentation, including submittals, RFIs, change orders, meeting minutes, and closeout packages. Track project milestones, schedules, and deliverables. Support project setup and ensure documentation compliance with company procedures. Financial Management Assist in preparing project budgets, cost reports, and forecasts.

Track and monitor project costs, labor utilization, and material expenditures. Assist with preparation and review of owner billings and subcontractor invoices. Support change order pricing, negotiations, and execution. Help identify and manage potential project risks affecting profitability. Procurement & Scheduling Coordinate material procurement and delivery schedules to support field operations. Assist in developing and maintaining project schedules. Monitor lead times and ensure timely procurement of long-lead items.

Coordinate with vendors, suppliers, and subcontractors to support project requirements. Field Operations Support Collaborate with Superintendents, Foremen, and field personnel to ensure project execution aligns with schedules and budgets. Participate in site visits and project meetings. Assist in resolving project issues related to scope, schedule, quality, or logistics. Support implementation of quality control measures and project documentation. Client & Stakeholder Communication Serve as a point of contact for clients, general contractors, architects, engineers, vendors, and subcontractors.

Attend project meetings and prepare meeting documentation. Maintain professional relationships and provide timely responses to project-related inquiries. Support efforts to identify and secure future project opportunities through excellent client service. Project Closeout Coordinate punch list completion. Compile warranties, O&M manuals, as-built documentation, and closeout packages. Ensure all contractual closeout requirements are satisfied. Assist with final billing and project reconciliation. Required Qualifications Bachelor's degree in Construction Management, Engineering, Architecture, or related field preferred. 1-4 years of construction project management experience, preferably with a commercial specialty subcontractor. Knowledge of construction processes, project documentation, and contract administration. Ability to read and interpret construction drawings and specifications. Proficiency in Microsoft Office Suite, particularly Excel.

Experience with construction management software such as Procore, Autodesk Construction Cloud, Bluebeam, Sage, CMiC, or equivalent. Strong organizational, communication, and problem-solving skills. Ability to manage multiple projects and deadlines simultaneously.
