OverviewAssist Property Manager in developing and overseeing all property management functions for approximately 200 properties. Our flexible/hybrid work schedule includes 3 in-person days at one of our core locations and 2 remote days. Our core office locations include Salisbury, NC, Chicago, IL, Quincy, MA, Carlisle, PA, Scarborough, ME, Hyattsville, MD and Mauldin, SC.
Responsibilities- Work with the Property Managers to develop the scope, schedule and cost of any site and building cap ex requirements and submit capital requests for electronic signature.
- Schedule and attend, as needed, site visits and inspections with the in-house Property Manager and the third-party manager and provide written reports on the inspections.
- Work with the property managers and leasing team to review the critical date list and schedule inspections for all tenants that are in the last six (6) months of their lease term to identify any deficiencies, which are the tenant's responsibility and have them addressed before the end of the tenant's term.
- Review weekly wire requests to fund the respective management companies proposed expenses and work with our in-house energy team, specifically paying close attention to utility costs to identify spikes in consumption and investigate.
- Work with the maintenance tracking program, Service Channel entering and closing out property management tickets.
- Work with property managers to make sure they are performing the inspections accurately and closing out issues as necessary in a timely manner. Become acquainted with electronic inspection program.
- Review monthly financial reporting to identify noteworthy variances.
- Work with the Property Manager to review and approve work authorization requests.
- Review and prepare license agreements.
- Provide directions to on-island supervisors for associate housing issues.
- Bachelor's degree preferred.
- 6 years' experience in related field.
- Experience in dealing with property management trades such as landscaping, paving, roofing, etc.
- Experience in dealing with tenant issues.
- Experience in dealing with leases and interpreting maintenance clauses.
IL/MA/MD/NY Salary Range: $30.54 - $45.81
Actual compensation offered to a candidate may vary based on their unique qualifications and experience, internal equity, and market conditions. Final compensation decisions will be made in accordance with company policies and applicable laws.
