Property Accountant

A growing commercial real estate company in Raleigh, NC is seeking a detail-oriented and motivated Property Accountant to join its accounting team. This position will be responsible for the full-cycle accounting and financial reporting of a portfolio of commercial properties, including office, industrial, retail, and mixed-use assets. The Property Accountant will work closely with Property Managers, Asset Managers, and third-party vendors to ensure accurate financial reporting, tenant billing, and property-level accounting.

The ideal candidate will have experience in commercial real estate accounting, strong analytical skills, and proficiency with Yardi Voyager.

• Manage the monthly accounting and financial reporting process for an assigned portfolio of commercial properties.
• Prepare monthly, quarterly, and annual financial statements, including balance sheets, income statements, and variance analyses.
• Perform monthly bank reconciliations and general ledger account reconciliations.
• Record and review journal entries, accruals, prepaid expenses, and reclassification entries.
• Review accounts payable transactions and ensure proper coding and approval.
• Prepare and maintain tenant billing, CAM reconciliations, tax recoveries, insurance recoveries, and other lease-related charges.
• Monitor accounts receivable and coordinate collection efforts with Property Management.
• Review and analyze operating expenses, ensuring compliance with lease agreements and ownership requirements.
• Assist with annual budgets, forecasts, and budget variance reporting.
• Support year-end audit and tax preparation activities by providing schedules and supporting documentation.
• Ensure compliance with internal controls, accounting policies, and GAAP standards.
• Utilize Yardi Voyager to maintain accurate property financial information and tenant records.
• Partner with property operations teams to resolve accounting issues and improve processes.

• Bachelor's degree in Accounting, Finance, or related field.
• 2+ years of accounting experience, preferably in commercial real estate or property management.
• Experience using Yardi Voyager.
• Strong understanding of GAAP and accrual-based accounting.
• Proficiency in Microsoft Excel, including Pivot Tables, VLOOKUP/XLOOKUP, and financial analysis.
• Excellent organizational skills and attention to detail.
• Strong written and verbal communication skills.
• Commercial real estate accounting experience involving office, industrial, retail, or mixed-use properties.
• Experience with CAM reconciliations and tenant lease accounting.
• Experience with budgeting and forecasting.
