Overview
The Residential Construction Superintendent is responsible for overseeing the day-to-day on-site construction of new residential homes from groundbreaking through final occupancy. This role ensures homes are built safely, on schedule, within budget, and in accordance with plans, specifications, and local building codes while maintaining high quality standards.
Key Responsibilities- Project Management & Scheduling
- Manage all phases of residential construction from site prep to final punch-out
- Develop and maintain detailed construction schedules
- Coordinate subcontractors, suppliers, and inspectors to keep projects on track
- Monitor job progress and proactively resolve delays or issues
- Quality Control
- Ensure all work meets company quality standards, plans, and specifications
- Conduct routine inspections of work in progress
- Identify and correct construction defects or workmanship issues
- Manage punch lists and ensure timely completion
- Schedule and supervise subcontractors and trades
- Enforce jobsite standards, safety policies, and scopes of work
- Verify work completion before approving payments
- Maintain strong working relationships with vendors and trade partners
- Safety & Compliance
- Enforce OSHA and company safety requirements
- Maintain a clean, safe, and organized jobsite
- Ensure compliance with local, state, and federal building codes
- Coordinate inspections and ensure passing results
- Customer & Team Communication
- Communicate regularly with project managers, owners, and internal teams
- Participate in homeowner walk-throughs and explain construction processes
- Address homeowner concerns professionally and promptly
- Provide accurate progress updates and documentation
- Documentation & Reporting
- Maintain daily job logs and progress photos
- Track materials, deliveries, and labor
- Review plans, specs, change orders, and selections
- Assist with budget awareness and cost control
Required
- 1-5+ years of experience in residential new home construction
- Strong knowledge of residential building methods and sequencing
- Ability to read and interpret blueprints and specifications
- Experience managing subcontractors and multiple projects
- Valid driver’s license
Preferred
- Experience with custom homes and/or production housing
- Knowledge of local permitting and inspection processes
- Construction management or related education
- Strong leadership and communication skills
- Excellent organization and time management
- Problem-solving and decision-making abilities
- Attention to detail and quality craftsmanship
- Ability to work in a fast-paced environment
- Primarily on-site at active residential construction projects
- Requires walking jobsites, climbing stairs/ladders, and outdoor work in varying weather
