Senior Project Manager (Mission Critical)
We are seeking an experienced Senior Project Manager to lead mission-critical construction projects from planning through successful turnover. The role focuses on delivering high-availability facilities such as data centers and other mission-critical infrastructure on time, on budget, and to strict quality and safety standards. The ideal candidate combines advanced project and construction management skills with deep experience in mission-critical systems, strong stakeholder management, and the ability to drive teams across multi-disciplinary environments.
Key Responsibilities
- You must be located in Raleigh NC, or Durham NC, or willing to relocate there.
- Lead end-to-end project delivery for mission-critical construction projects, including planning, design coordination, procurement, construction, commissioning, and turnover.
- Develop and manage detailed project schedules, budgets, forecasts, and change-control processes to ensure projects are delivered within scope, on schedule, and under budget.
- Coordinate engineering, construction, commissioning, and operations teams to ensure integration of mechanical, electrical, and controls systems required for high-availability facilities.
- Implement robust risk management and mitigation strategies specific to mission-critical environments, including contingency planning and redundancy validation.
- Manage contracts and subcontractors, including scope definition, negotiation, performance monitoring, and enforcement of quality and safety standards.
- Serve as primary client and stakeholder point of contact; prepare and present regular status reports, executive summaries, and technical updates to senior leadership and clients.
- Establish and enforce quality assurance and quality control (QA/QC) processes, inspection plans, and testing protocols aligned with mission-critical requirements.
- Oversee commissioning and start-up activities, ensuring systems meet performance specifications and reliability targets prior to handover.
- Drive continuous improvement by capturing lessons learned, optimizing construction methodologies, and applying best practices for mission-critical projects.
- Ensure compliance with all relevant codes, standards, permits, and site-specific safety programs; promote a strong safety culture on site.
Qualifications
- Bachelors degree in Construction Management, Engineering, Architecture, or related field; advanced degree preferred.
- 8+ years of progressive construction and project management experience, with a minimum of 5 years managing mission-critical construction projects (e.g., data centers, colocation facilities, high-availability infrastructure).
- Proven expertise in Project Management and Construction Management methodologies, including schedule and cost management, risk management, and change control.
- Demonstrated experience delivering mission-critical construction projects and familiarity with systems critical to uptime (power distribution, UPS, generators, HVAC, fire suppression, controls).
- Strong contract and vendor management skills with experience administering large subcontract packages and negotiating commercial terms.
- Excellent communication, leadership, and stakeholder management skills, with a history of working effectively with owners, design teams, contractors, and operations.
- Experience with commissioning and handover processes for mission-critical facilities.
- Proficiency with project controls tools (scheduling software, cost management systems) and Microsoft Office suite.
