Job Description
Project Manager/Client Manager in Raleigh, NC
, for our MEP Building Services group. The Project Manager will be the primary contact between our office and the Owner, effectively managing MEP projects from concept through design, bidding, negotiation, and construction administration. The role includes acquiring new projects, maintaining a client for life, and working closely with a multi‑disciplined team to produce engineering documents that meet client needs, project specifications, and governing standards.
- Organize and direct frequent in‑house design meetings.
- Primary responsibility for the approval and oversight of design and construction documents, including signing and sealing as Engineer or Record.
- Prepare detailed personnel loading by task, interfaced with the detailed schedule.
- Coordinate with Design Discipline Managers to schedule, plan, and assign appropriate personnel.
- Prepare storyboards and a detailed project timeline.
- Organize and maintain the project design folder.
- Document meetings and telephone conversations.
- Provide quality control to ensure that all client needs and requests have been accommodated, coordinating among all disciplines and external consultants.
- Provide on‑the‑spot advice and decisions to Owner.
- Advise on project billing and assist in collections.
- Supervise and coordinate the submission of documents to the appropriate reviewing authorities (DOI, SCO, DHSR, DFS, IRI, etc.).
- Coordinate the responses to reviews, ensuring that they are reflected in drawings and specifications.
- Arrange for in‑house quality review in a timely fashion.
- Arrange and attend pre‑bid conferences, issue meeting minutes and addenda.
- Conduct bid openings and prepare/issue certified bid tabulation; coordinate as required to ensure the CA phase of the project always puts Dewberry in positive standing with Client.
- Perform site visits and inspection activities as required to support Construction Administration.
- Assist with recruiting, evaluating, and recommending new employees to support the MEP building services practice.
- Bachelor's degree in Electrical or Mechanical Engineering or equivalent experience.
- Accomplished Professional Engineer (PE), 5+ years of experience preferred.
- Knowledgeable of construction process and familiar with AIA contracts.
- Self‑motivated with highly developed verbal, written and interpersonal skills.
- Well organized, with good understanding of plumbing, mechanical, electrical, and life safety systems and general knowledge of applicable codes, national standards, client design standards, system operation, space requirements, and cost.
