Position SummaryThe Service Technician III is a key associate in providing an outstanding customer experience while supporting cost and expense controls. The Service Technician II works on the Property Management team to inspect, troubleshoot and repair various systems and components in Progress Residential single-family homes. Additional residential maintenance and repairs are required as needed.
Essential Functions- Ability to quickly assess situations and determine appropriate steps to resolve service requests while providing outstanding customer service and representing Progress Residential.
- Perform scheduled and unscheduled/emergency preventative maintenance, inspections, and service requests, including replacement and modification of equipment or systems as needed or requested by customers, involving:
- Electrical, plumbing
- Appliances
- Water irrigation systems
- Stairs, gates, fences, patios, railings
- Tile, carpet, and flooring
- Roofing, gutters, fasteners
- Interior/exterior lights and ceiling fans
- Fireplaces and gas fixtures
- Shutters, doors, cabinets, windows, sliding glass doors and locks
- Leaks
- Drywall and painting
- Pool areas, tile, hot tub/spa, pool furniture
- Other service areas as required
- Diagnose and troubleshoot basic HVAC items including thermostat, batteries and filters.
- Report all major repairs or replacements prior to any expenditure of funds.
- Maintain awareness of property condition and take immediate steps to correct any unsafe condition.
- Conduct business in accordance with company policies and procedures and all state and federal regulations (e.g., Lead-Based Paint, ADA, Fair Housing, HAZCOM OSHA).
- Uphold workplace safety standards and practices.
- Complete service requests in a professional, timely manner.
- Maintain regular attendance and punctuality.
- Follow fleet vehicle maintenance schedule and keep an organized and clean vehicle/workspace.
- This role is Safety Sensitive and requires full compliance with all Fleet policies and procedures.
- High school diploma or equivalent required.
- Technical college or trade program with HVAC certification preferred.
- Valid driver’s license in the working state.
- Minimum of 3 years’ experience in general service and maintenance (painting, plumbing, carpentry, electrical, drywall repair, etc.).
- Own tools required to perform ongoing service in residential environments.
- EPA Certification required.
- Minimum 2 years’ experience repairing residential appliances in customers’ homes (preferred).
- Ability to maintain, inspect, diagnose and troubleshoot typical issues and repair or replace defective equipment or components on standard household appliances (preferred).
- Ability to install all makes and models of residential appliances (preferred).
- On-call service, weekends and evenings as needed.
- Prior experience in single-family or multi-family rental industry preferred.
- Ability to work under pressure and meet multiple deadlines; professional interaction with residents and vendors/contractors.
- Strong organizational, communication and interpersonal skills.
- Physical requirements:
regularly sit and stand for extended periods, climb stairs, and lift up to 50 pounds. - Knowledge of applicable laws and EPA/OSHA regulations; working knowledge of Microsoft Office; proficiency with handheld devices (smartphone, iPad) preferred.
