The Maintenance Technician is responsible for performing repairs, troubleshooting, and performing preventative maintenance of all apartment equipment including appliances, elementary electrical systems, and plumbing. The technician maintains and improves operating condition, quality, and integrity of all building systems and building appearances. The candidate must have own tools and a valid Driver's License.

• Perform repairs, troubleshoot systems, and complete preventive maintenance.
• Use standardized diagnostic approaches for preventive maintenance and system troubleshooting.
• Perform on‑site basic repairs including HVAC systems, appliances, water heaters, facility electrical systems, plumbing systems, and any other special equipment on a property.
• Be available for emergency maintenance calls 24 hours a day when scheduled.
• Assist in training Groundskeepers and entry‑level Maintenance Technicians.
• Troubleshoot all property systems and oversee repairs.
• Conduct maintenance‑related inspections, including building and alarm systems inspections, and assist in preparing property for regulatory agency inspections.
• Execute preventive maintenance tasks such as winterizing facilities, inspecting HVAC systems, winterizing swimming pool equipment and systems, cleaning swimming pool, maintaining proper chemical balance, and ensuring all lights/HVAC are turned off in vacant units daily.
• Inspect vacant units, ensure turnovers are completed, and paint turnovers as needed.
• Inspect subcontracted service providers and document work and product quality.
• Walk the grounds and common interior areas daily, removing litter and debris from lawns, planting beds, parking areas, sidewalks, ramps, and indoor spaces.
• Remove snow and ice from sidewalks, walkways, steps, and driveways.
• Attend and complete all required training.
• Complete repairs as directed.
• Perform administrative duties, including proper recording of maintenance requests, responding to them with proper forms, and maintaining inventory of parts.
• Move heavy equipment safely using proper equipment.
• Ensure the property is maintained in accordance with all applicable Affordable Housing programs, including HUD Subsidy, USDA, RD, LIHTC, HOME and other state and local programs.
• Perform other duties as assigned.

• Two (2) years of maintenance experience required or equivalent combination of education and work experience.
• College degree preferred.
• HVAC and/or EPA certification preferred.
• Previous multifamily experience preferred.
• Certified Pool Operator (CPO) certification preferred.
