Facilities Maintenance Technician – Mechanical Trades
The NC State University Facilities Division is home to nearly 900 professionals who plan, build, and maintain the spaces that foster an environment where innovation, learning, and community thrive. Operating year-round, we manage more than 16.7 million gross square feet of built space and oversee 4,733 acres of campus infrastructure. Working as part of the Building Maintenance & Operations department, this role supports the maintenance of our facilities and ensures safety, efficiency, and reliability for students, faculty, and staff.
This position specializes in plumbing maintenance while also addressing HVAC, electrical, and general building maintenance needs. The Facilities Maintenance Technician will perform routine maintenance, repairs, installations, and troubleshoot equipment to keep our campus infrastructure operating at peak performance.
Key Responsibilities- Perform routine maintenance, repairs, and installations for plumbing systems, including drainage, lab drainage, and building water, air, gas, and waste disposal systems.
- Diagnose, troubleshoot, and repair boilers, fan turbines, pumps, condensate receivers, steam lines, expansion joints, strainers, pressure‑reducing stations, and piping insulation.
- Maintain, repair, and install HVAC systems and auxiliary equipment, including air compressors, water softeners, and steam generation equipment.
- Conduct maintenance and repair of electrical systems, equipment, and fixtures, including secondary electrical systems and construction installations.
- Operate, troubleshoot, and repair pneumatic controls and Direct Digital Controls (DDC) systems for environmental management.
- Identify and resolve issues with heating, cooling, and steam/hot water boiler systems.
- Develop and implement solutions for standard and non‑standard facility repairs.
- Perform inspections and preventive maintenance to ensure systems are functioning efficiently and safely.
- Collaborate with team members to address emergency repairs and prioritize work requests effectively.
- Maintain detailed records of maintenance activities, equipment status, and completed repairs.
- Lift, carry, and maneuver materials weighing 60–90 pounds, with or without reasonable accommodations.
- Perform tasks requiring standing for extended periods, working in confined spaces, and utilizing various tools. Safely climb and work from ladders to access elevated or below‑grade areas, and work in environments where insects or small animals may be present.
- Communicate effectively with supervisors, coworkers, and the general public, following verbal and written instructions related to work assignments and operational needs.
- Participate in the quarterly on‑call program, carrying a pager for one week at a time; this occurs every ten to fourteen weeks.
- Perform other tasks and responsibilities assigned based on organizational needs and evolving priorities.
High school diploma or equivalency; or demonstrated possession of the competencies necessary to perform the work. Some positions may require special licenses or certification(s). Experience in the trade areas related to the assignment may be substituted on a year‑for‑year basis.
Preferred Qualifications- Knowledge of plumbing, HVAC, steam, boiler, electrical, and mechanical systems, including installation, maintenance, troubleshooting, and repair of commercial or institutional facility equipment.
- Ability to diagnose complex mechanical, electrical, pneumatic, and control system issues and develop effective solutions to restore equipment and system functionality.
- Working knowledge of pneumatic controls, Direct Digital Controls (DDC), and environmental management systems used to monitor and regulate building operations.
- Experience performing inspections, preventive maintenance, and repairs while adhering to applicable safety standards, building codes, and industry best practices.
- Valid driver’s license required.
- NCDL within 60 days of hire; must be maintained.
