Senior Construction Estimator

Trillium Construction is now seeking a Senior Construction Estimator in Rancho Cucamonga, CA!

Compensation: $125,000 - $150,000/year.

We're hiring a Senior Construction Estimator for our client in Rancho Cucamonga, CA. This position plays a critical role in the preconstruction process for multifamily and affordable housing developments, supporting projects from initial feasibility through project buyout.

Reporting directly to the Vice President of Construction Estimating, the Senior Construction Estimator will lead conceptual estimating, budgeting, forecasting, value engineering, and preconstruction planning while maintaining the company's Historical Cost Model. This individual will work closely with Development, Operations, Accounting, design consultants, and trade partners to ensure projects are delivered on time, within budget, and aligned with quality standards.

Responsibilities:

  • Prepare conceptual, schematic, design development, and detailed construction cost estimates.
  • Develop quantity takeoffs using conceptual and evolving design documents.
  • Maintain and continuously improve the company's Historical Cost Model.
  • Forecast project costs using historical data and conceptual information.
  • Lead preconstruction planning, budgeting, and pipeline forecasting.
  • Evaluate construction methods, materials, labor, equipment, and overall cost effectiveness.
  • Perform site evaluations and assess project feasibility during pre-development.
  • Develop scopes of work, bid packages, construction contracts, and assist with project buyout.
  • Coordinate with Development, Operations, Accounting, consultants, architects, engineers, and trade partners throughout preconstruction.
  • Review plans and specifications to ensure complete project scope and identify missing or incomplete information.
  • Prepare and maintain conceptual CPM schedules and project timelines.
  • Support value engineering efforts and recommend cost-saving solutions.
  • Analyze estimated versus actual project costs to improve future forecasting accuracy.
  • Assist with permitting coordination and regulatory requirements as needed.
  • Attend owner, consultant, and subcontractor meetings to present estimates and resolve pricing or scope questions.
  • Manage multiple projects simultaneously while meeting deadlines.

Qualifications:

  • Minimum 5 years of construction estimating experience.
  • Minimum 5 years of multifamily and/or affordable housing construction experience.
  • Minimum 2 years in a Senior Estimator, Lead Estimator, or Chief Estimator role.
  • Experience estimating Type III/V wood-frame and Type I podium construction.
  • Strong knowledge of conceptual estimating, budgeting, forecasting, quantity takeoffs, cost analysis, and value engineering.
  • Ability to develop project scope and pricing from incomplete or evolving design documents.
  • Experience managing the preconstruction process through project buyout.
  • Strong understanding of construction means, methods, scheduling, and project management.
  • Experience working with cities, municipalities, and permitting agencies is preferred.
  • Bachelor's degree in Construction Management, Business, or a related field, or equivalent experience.
