Site Manager, Construction Manager/ Foreman, Regulatory Compliance Specialist
Senior Construction Superintendent
A nonprofit affordable housing developer needs a Senior Construction Superintendent to take the lead on its most expensive and complicated project sites. You'll carry the same core responsibilities as any project superintendent, just applied to the jobs with the highest stakes.
Reporting to the VP of Construction, you'll partner closely with the Construction Manager to lock down scopes of work and then keep the budget and timeline on track for the life of the project.
On the ground
- Run daily construction activity on site: scheduling, inspections, quality, safety, and coordinating every subcontractor involved
- Track construction budgets closely and stay accountable for what gets spent
- Coordinate with project management on utilities, permits, plan checks, and certificates of occupancy
- Give clear direction to subcontractors and any subordinate staff
- Report progress and schedule status in writing on a regular basis
Judgment and compliance
- Make calls on site issues independently rather than waiting on approval for everything
- Know OSHA requirements cold and enforce them across the site
- Understand SWPPP obligations and stay ahead of any impact on the surrounding area
- Keep the site safe and compliant every single day
Working with people
- Build the kind of working relationships that get things done, not just transactional ones
- Influence and direct people consistently, even without formal authority over every party involved
- Take real ownership of planning and direction rather than waiting to be told
- Show up for company events focused on team development, including occasional overnight travel
What we're looking for
- Ten plus years managing residential construction projects
- Experience working directly with city inspectors and similar officials
- Solid with Word, Excel, Outlook, and Project
- Strong written and verbal communicator
- Professional under pressure
- Higher education or technical training is a plus, not required
Physical demands include standing, walking, kneeling, carrying, and working with your hands in all weather conditions typical of an active job site.
Benefits
- Annual salary: $130,000 - $165,000 (depending on experience)
- Health, Dental, and Vision Insurance
- 401k with company match
- PTO Plan
- 10 Holidays and 1 floating holiday
- Work with a great team culture!
