The Capital Improvement Specialist I reports to the Capital Improvements Specialist III.

Responsibilities
  • Work with the Capital Improvements Specialist II and III and Superintendents to plan and implement all capital improvement projects and renovation work.
  • Work closely with Capital Improvements Specialist II and III to complete projects within established budgets and timelines.
  • Must be able to read and understand a scope of work pertaining to the work at hand.
  • Must be able to work in conjunction with other employees within the department without issues.
  • Assist in all Capital Improvement Specialist issues including, but not limited to, electrical repairs, plumbing repairs, carpentry work, custodial work and concrete, masonry, HVAC, roofing fencing and signage when needed.
  • Perform and assist in touch-up and complete painting, to interior and exterior communities as needed.
  • Perform and assist in carpentry work such as fitting doors, freeing windows, replacing and building shelves, sanding and refinishing floors etc.
  • Keep equipment clean and in orderly working condition.
  • Have constant knowledge of vendors, their services and goods.
  • Must be conscious of a safe work environment.
  • Must know the names and understand the uses of all the tools of the trade; skill saw, air compressor, nail guns and all hand tools.
  • Must attend company‑sponsored events and training that relate to the development of the team.
  • (If necessary) Must have current license and be insured to drive for company business.
  • Must have dependable transportation to get to and from job site.
  • Must have a telephone and inform supervisor of current phone number.
  • Must be able to read, write and speak English.
  • Must be able to perform or assist with all trades: plumbing, electrical, carpentry, framing, deck repairs, HVAC, etc.
  • Must be punctual and initiative‑taker.
  • Assist in pulling permits and scheduling inspections when necessary.
  • Clean and maintain a safe job site daily.

  • Must possess ability to serve as a resource to others in the resolution of complex problems and issues.
  • Must be able to read and understand blueprints.
  • Rely on experience and judgment to plan and accomplish assigned goals.

Experience
  • 2+ or more years of experience in maintenance, rehabilitation or related field preferred.
  • High school education or equivalent is needed with proficiency in both verbal and written communication skills.
