Building Maintenance, Plumber
Responsibilities
- Construction, maintenance, and repair of city buildings and facilities, including backup power systems, switching equipment, and light fixtures.
- Inspection and monitoring of mechanical apparatus (motors, belts, pulleys, etc.) to ensure proper operation.
- Inventory monitoring for ongoing projects and procurement of necessary tools.
- Preventive maintenance of facility systems: boilers, domestic hot water systems, pumps, utility systems, athletic facilities, and similar structures.
- General maintenance of buildings, equipment, and systems: motors, pumps, valves, bearings, floats, pulleys, belts, switches, relays, plugs, light ballasts, photo cells, fuses, circuit breakers, timers, transformers, door hardware, floor and ceiling repair, drywall, painting, caulking.
- Concrete repairs, installation, and maintenance of plumbing piping and fixtures, including proper pump sizing and routine plumbing.
- Assistance to tradesmen in plumbing work.
- General carpentry: maintaining windows, door frames, woodwork, fabricating shelving, repairing furniture, replacing locks.
- Assessing building and facility safety standards and recommending replacements or upgrades to meet codes and regulations.
- General duties as assigned.
- High school diploma or equivalent.
- Two (2) years of experience in building maintenance requiring skill in carpentry, plumbing, and related fields, or an equivalent combination of education and experience.
- Working‑level knowledge of construction techniques and methods related to carpentry, plumbing, or computerized maintenance systems, including materials and equipment.
- Knowledge of hazards associated with caustic chemicals, acids, mechanical systems, boilers, small motors, and ability to use hand and power tools (hammers, saws, wrenches, sanders).
- Ability to diagnose mechanical problems, determine service needs, lift and carry moderate loads, operate grounds equipment and power tools, communicate effectively in writing and verbally, develop relationships with supervisors, coworkers and the public, work independently, manage workload and deadlines.
Workers perform in a physically demanding environment involving walking, standing, stooping, sitting, reaching, lifting, use of ladders, scaffolds, roofs, outside weather conditions, exposure to wet and/or winter conditions, moving mechanical parts, vibration, electrical shock risk, high precarious places, fumes, airborne particles, toxic or caustic chemicals (paint, lacquer, paint thinner, roof foam), enclosed spaces, sight, hearing and dexterity needed; mental application includes memory, verbal instructions, emotional stability, critical thinking;
frequent local travel required.
