Job Description
  • The Starting Rate for this position is $30.26 per hour
  • 35 hours per week
POSITION SUMMARY:

This position performs routine, extensive, and preventative maintenance and repair work on mechanical equipment and utility systems in commercial and residential buildings and grounds for the County of Berks.

Attention to detail, the ability to consistently meet deadlines, and strong organizational skills are required. Must demonstrate flexibility in response to unexpected changes in the workload and exercise sound independent judgment and analytical skills in order to recommend solutions. Performs other related duties as required.

POSITION RESPONSIBILITIES:

Essential Functions:
  • Performs preventive maintenance procedures on building mechanical systems and equipment on a scheduled basis and in accordance with manufacturer recommendations. Including but not limited to boilers, steam traps, PRV, AHU, RTU, VAV, FCU, MAU chillers, cooling towers, hydronic chilled water & hot water systems, air compressors, pneumatics, water conditioning equipment, electronics, controllers, fans, pumps, and motors.
  • Conducts routine inspections and accurately documents the working condition of complicated systems and equipment for the purpose of identifying pending failures and/or necessary repairs or replacement.
  • Ensures that all automated control programs are operating within established parameters, including but not limited to computerized programs that control and monitor mechanical equipment and utility systems.
  • Ensures that all automated control programs are operating correctly in all County.
    facilities where they are installed and operable.
  • Ensures that all building temperatures, security, and fire systems are functioning
    properly and up to code requirements.
  • Collaborate with general contractors, construction professionals, and tradesmen.
  • Keep accurate records of time spent working, description of work performed, and
    materials used.
  • Knowledge of Governing authority, such as, but not limited to, OSHA, DEP,
    Department of Health Regulations and Requirements.
  • Ability to operate County vehicles.
  • Position requires initiative, extensive knowledge, and work experience in all levels of building systems, infrastructure, and facilities operations.
  • Self-motivated and able to work with minimal supervision
  • Required to participate in a 7-day, 24-hour rotating on-call system for non-traditional working hours and respond to emergency maintenance requests as required.
  • Assists with the maintenance and upkeep of fire detection and suppression systems and contributes to the regular, incremental inspection of smoke detectors and fire extinguishers.
  • Crosstrain other personnel (custodial and maintenance) in visual and audible inspection of equipment to gain a timely reporting response to system trouble.
  • Assist other maintenance personnel, when required and only at the direction of management, in the performance of minor and major repairs of all buildings and equipment.
  • Ability to operate skid steer, backhoe, and other equipment as needed.
  • Ability to operate snow removal equipment, including but not limited to snowplows, snow throwers, salters, and loaders.
  • Ability to operate lawn mowing equipment to maintain County property as needed.
  • Other duties as required.
MINIMUM EDUCATION AND EXPERIENCE:
  • High school diploma or G.E.D. certification from a recognized issuing agency.
  • Possession of a License and/or completion of a County-approved certification program, which ensures proficiency in two of the following: plumbing, electrical, HVAC, boilers, and automated controls.
  • Preferred five (5) years' experience in the building and facilities maintenance field.
  • Any equivalent combination of experience or training that provides the required knowledge, skills, and abilities.
MINIMUM KNOWLEDGE, SKILLS, AND ABILITIES:
  • Knowledge of the safe use of mechanical equipment.
  • Knowledge of the standard practices, tools, and terminology of related trades.
  • Knowledge of general maintenance principles and practices.
  • Extensive knowledge of data entry, computer operations, and automated/electronic
    record keeping.
  • Ability to independently plan work assignments.
