We provide high‑quality affordable homes and well‑cared communities in eleven states, and we are looking for a Maintenance Specialist for our Independence/Center Manor Communities. The primary role is to keep the grounds clean, safe, and visually appealing for residents and visitors.
JobPurpose
The purpose of a Maintenance position is to provide overall community groundskeeping and maintenance and to perform repairs as needed to all community‑owned homes and lots. Maintenance employees must uphold UMH standards for professionalism, quality, and safety in all work performed.
Job DutiesDrive UMH vehicles through the community on a daily basis to inspect all common areas. Record violations observed during daily inspections. Repair and maintain community‑owned homes and lots. Maintain community grounds including mowing lawns, weed eating, removing leaves and debris, plowing snow, and shoveling sidewalks. Keep work areas clean and safe. Conduct cleanup throughout the day, disposing of trash and waste in approved containers, wiping up drips and spills immediately, and putting equipment and tools away as work is completed.
Ensure aisles, exits, fire extinguishers, emergency equipment, electrical breakers, controls, and switches remain clear of obstructions. Maintain and service company vehicles and equipment. In applicable communities, take daily readings from the water plant and inspect pump stations, well‑houses, and treatment plants. Keep a log of all work performed. Complete periodic training to safely work with hazardous chemicals and to comply with the Company’s Hazard Communication Program.
Use and move heavy equipment, safely operate power tools and hand tools, and follow lockout procedures when servicing machines or equipment. Communicate professionally and respectfully with coworkers, managers, and community residents. May assist with new home installations, including connecting sewer and water lines, affixing skirting, and building or installing decks. Perform any other responsibilities necessary to fulfill the duties of the position or as assigned.
Stand for the majority of the workday. Frequently lift objects over 20 pounds, occasionally kneel and crawl to perform maintenance duties such as working under homes.
Work EnvironmentWork both indoors and outdoors. Exposure to varying climates and weather conditions, uneven terrain, insects, and animals.
Work ScheduleFull‑time schedule, Monday through Friday, approximately 40 hours per week. Overtime is required and may be assigned on a regular basis or on a rotating schedule depending on community staffing and needs. Overtime may be required on weekends and holidays, including answering calls from residents or coworkers on a company‑provided cell phone and responding to emergencies such as repairs, water leaks, and snow plowing.
In‑person attendance is essential.
This is a non‑exempt position under the Fair Labor Standards Act. Non‑exempt employees are eligible for overtime pay in weeks where total hours worked exceed forty hours.
Required Qualifications- Valid driver’s license and a safe driving record
- Broad experience in home repairs, general plumbing, grounds maintenance, and operation of heavy equipment
- Snow plow experience
- Ability to prioritize safety and attend periodic safety trainings assigned by UMH Properties
- Time‑management skills
- Team‑work ability and independence in completing job duties
