Job Summary

This is a hands-on role responsible for assessing maintenance issues, troubleshooting problems, completing general repairs, assisting with apartment turnovers, and identifying when specialized vendors are required. We are looking for someone who can walk into a building issue, determine what is happening, take ownership of the next step, and help get it resolved.

Responsibilities
  • Respond to maintenance requests in apartments and common areas
  • Assess reported issues and troubleshoot the likely cause before recommending next steps
  • Perform routine general maintenance and repairs throughout residential buildings
  • Diagnose common issues involving plumbing fixtures, leaks, drains, toilets, doors, locks, hardware, walls, ceilings, cabinets, and finishes
  • Investigate signs of leaks, water intrusion, moisture, damage, or other building conditions
  • Perform minor plumbing, carpentry, drywall, painting, caulking, hardware, and fixture repairs
  • Inspect malfunctioning equipment or building components and determine whether the issue can be repaired internally or requires a specialized vendor
  • Meet vendors on site when needed and clearly communicate the issue and work required
  • Verify completed vendor work and report any remaining concerns
  • Identify recurring or larger building issues and escape them promptly to management
Apartment Turn Overs
  • Complete turnover punch lists between tenants
  • Patch and repair drywall and minor wall damage
  • Paint and perform touch-ups as needed
  • Caulk and silicone kitchens and bathrooms
  • Repair or adjust doors, locks, cabinets, closets, and hardware
  • Replace or install blinds, shelving, mirrors, towel bars, fixtures, and similar items
  • Perform minor plumbing and general repairs
  • Identify larger repairs requiring licensed or specialized trades
  • Help ensure apartments are fully functional and move-in ready
Maintenance Follow-Through
  • Provide clear updates on the status of assigned maintenance items
  • Take before-and-after photos when appropriate
  • Communicate immediately when an issue cannot be resolved or additional work is required
  • Maintain organized tools, materials, and commonly used maintenance supplies
  • Ensure assigned work orders are fully completed or properly handed off for additional service
What We're Looking For
  • Prior experience in residential building maintenance, multifamily properties, property management, or a similar environment
  • Strong general troubleshooting and handyman skills
  • Ability to assess an issue rather than simply perform a specific assigned repair
  • Working knowledge of basic plumbing, carpentry, drywall, painting, doors, locks, hardware, fixtures, and apartment maintenance
  • Experience with apartment turnovers and make-ready work
  • Ability to recognize when an issue requires a plumber, electrician, HVAC technician, roofer, or other specialized trade
  • Reliable, organized, and able to work independently
  • Strong attention to detail and follow-through
  • Professional and respectful when interacting with residents, clients, vendors, and building staff
  • Comfortable documenting work through photos, notes, and maintenance software
  • Valid driver's license preferred
  • Ability to safely lift and carry tools, materials, and equipment associated with building maintenance
What Success Looks Like

Maintenance issues are assessed quickly, routine repairs are handled efficiently, outside vendors are used only when necessary, recurring problems are identified early, apartment turnovers stay on schedule, and management has clear visibility into the status of every open maintenance item.

Qualifications
  • High school diploma/GED or equivalent
  • Have worked as a handyman or maintenance worker.
  • At least 2 years of maintenance experience
  • Knowledge of heating and air conditioning units, plumbing systems, and electrical systems
  • Advanced understanding of maintenance equipment, procedures, and techniques
  • Available to be on call and respond to maintenance requests on nights and weekends
  • Excellent work ethic, communication skills, time management skills, and attention to detail
