The Project Manager provides leadership and oversight of design and construction activities for a portfolio of small, medium, and large-scale seismic upgrade projects within a California Market.
The Project Manager is accountable for managing project objectives, scheduling, budget management, cash flow forecasting, and proactive resolution of project risks and contingencies.
This position is a critical interface between National Real Estate Services leadership, Hospital leadership, and stakeholders, ensuring seamless capital project coordination, communication and delivery. The ultimate goal is to ensure the projects are completed on schedule, within budget and with as little impact to hospital operations.
JOB RESPONSIBILITIES Project Leadership and Management:- Responsible for managing the project delivery process for design and construction projects within the assigned portfolio.
- Facilitate the project team in establishing scope, schedule, and budget, cash flow and be accountable for maintaining these objectives throughout each phase of the project.
- Drive project performance, ensuring projects adhere to established timelines, budget constraints, and quality standards, with a strong focus on minimizing disruption to ongoing hospital operations.
- Develop and execute comprehensive internal and external project communication plans, ensuring all team members, leadership, and stakeholders are consistently advised of project status, critical milestones, and potential issues.
- Acts as the primary communication point of contact, facilitating coordination between the construction team, internal departments (e.g., Clinical Operations, IT, Facilities Management), external consultants (Architects, Engineers), and facility operations.
- Provides monthly reports on project status, schedule progress, budget and cash flow.
- Provides presentations to National Real Estate Services leadership and Hospital leadership as required.
- Support the Market Manager with negotiation of fees, contracts, and business decisions for project vendors, contractors, and consultants in accordance with Common Spirit Health policies and procurement guidelines.
- Manage project financial health, including budget tracking, cash flow forecasting, invoice approvals, change order management, and resolution of financial discrepancies.
- Proactively identify, assess, and resolve project risks, contingencies, and interferences, implementing effective mitigation strategies to protect project objectives and financial outcomes.
- Requires regular travel, including potentially overnight stays, to the assigned hospital sites in California. This role necessitates a strong on-site presence at project locations during critical phases of design, construction, and closeout.
- Must be able to maintain productivity and effective collaboration while working remotely and from various hospital locations.
Education and Experience:
- Bachelor’s degree in Construction Management, Engineering, Architecture or a closely related field. Equivalent experience (5+ years) in healthcare construction project management will be considered in lieu of a degree.
- Experience in project management of construction projects and experience in healthcare capital projects within California.
- Demonstrated working knowledge and hands‑on experience with project construction budgets, financial controls, and reporting.
- Proven experience in successful project delivery of healthcare capital projects, including hospital renovations, expansions, or new construction.
- Google Office Suite (Sheets, Docs, Slides, Gmail, Calendar)
- Microsoft Project, Oracle Primavera P6, or equivalent advanced project scheduling software.
- Microsoft Excel (budgeting, forecasting, and data analysis).
- Blue Beam Revu (drawing review, markups, and quantity takeoffs).
- Adobe Pro (or similar PDF management software).
- Experience with construction management information systems (e.g., e-Builder, Projecto, Procore) is desirable.
