AboutThe Role
The Property Finance Accountant role involves managing property finance reporting, funding assessments, regulatory compliance, fixed asset management, rent and occupancy income reporting, and supporting financial analysis and decision-making across the property portfolio, while overseeing team operations and financial controls in a hybrid/remote setting in Dublin.
Contract Type: full-time, Specific Purpose Contract (9-month Maternity Cover)
Work Hours: 37.5 hours per week, 5-day liability, Monday-Friday
Location: hybrid working/Red Cow Lane
Salary: 70, DOE
Reporting to: Financial Controller
Role Responsibilities Funding Support & Property Acquisitions- Prepare and assess financial appraisals for property acquisitions and development projects.
- Complete financial assessments and support funding submissions for CALF, CAS, HFA and other funding programes.
- Review project viability, cashflows and funding requirements to inform funding decisions.
- Provide financial analysis and recommendations on acquisition and development opportunities.
- Support funding applications and ongoing compliance requirements in partnership with the Property team.
- Prepare and deliver financial reports, forecasts and commentary for senior management, the Property Committee and other stakeholders.
- Provide financial business partnering support to the Property team.
- Maintain long-term financial planning and forecasting models, including Housing Brixx.
- Provide financial analysis and insight to support strategic and operational decision-making.
- Oversee rent receivable and occupancy income reporting, ensuring financial records are complete and accurate.
- Review rental income assessments and provide financial analysis to support income-related decision-making.
- Analyse occupancy and rental income trends and variances, highlighting risks, issues and opportunities for management.
- Oversee reconciliations and data quality reviews relating to rental and occupancy income, ensuring records are accurately maintained in relevant systems.
- Support income forecasting, budgeting and financial planning through analysis of rental and occupancy performance.
- Prepare and coordinate regulatory and statutory returns, including AHBRA, HFA, the Department of Finance and other reporting requirements.
- Maintain oversight of loan covenant reporting and funding compliance obligations.
- Manage funding reconciliations and reporting for relevant housing schemes and grants.
- Support internal and external audit requirements and the implementation of audit recommendations.
- Manage LPT returns and submit supporting documentation for exemptions through ROS, where required.
- Maintain and reconcile the Property Fixed Asset Register.
- Ensure accurate accounting for capital expenditure, asset additions, disposals and depreciation.
- Manage component accounting and asset reporting in line with accounting policies.
- Ensure appropriate financial controls, reconciliations and audit trails are maintained for property-related assets.
- Prepare monthly management accounts, budgets and forecasts for the property and development functions.
- Review financial performance against budget and forecast, identifying risks and opportunities.
- Oversee property-related journals, reconciliations and balance sheet controls.
- Analyse repairs and maintenance expenditure, service charges and other property-related costs to support budgeting and financial decision-making.
