O2 Employment Services is working with a reputable Property Management Company to find their next Property Management Maintenance Coordinator. This position is based in Redding, CA.
The ideal candidate will have hands‑on maintenance experience, be highly organized, and take pride in ensuring rental properties are safe, functional, and rent‑ready. This individual must be comfortable managing multiple properties, handling emergency situations when needed, and completing work in a timely and professional manner.
Property Management Maintenance Coordinator Compensation- $20 – $29 per hour DOE
- Vision, dental, and medical insurance offered through O2
- Full Time with occasional weekends
- Prior experience in property maintenance or handyman services preferred
- Experience with drywall repair, painting, minor plumbing, and basic electrical troubleshooting
- Ability to complete flooring repairs, door/hardware adjustments, and general finish work
- Familiarity with HVAC checks, water heaters, and appliance inspections
- Strong organizational and documentation skills
- Ability to manage multiple properties and timelines effectively
- Reliable transportation and clean driving record
- Ability to rekey locks (or willingness to be trained)
- Complete full unit turnarounds between tenants to company standards
- Remove trash and debris and prepare units for rent‑ready condition
- Conduct detailed move‑in and move‑out inspections with documentation and photos
- Identify damages beyond normal wear and tear and provide clear inspection reports
- Perform drywall patching, paint touch‑ups, caulking, grout repair, and minor flooring repairs
- Test smoke detectors, carbon monoxide detectors, and GFCI outlets
- Verify HVAC operation and replace filters
- Inspect plumbing, water heaters, kitchen/bath fixtures, and appliances
- Check exterior lighting, siding, and garage door operation
- Schedule, document, and close out maintenance work orders
- Perform annual inspections and show vacant units as needed
- Respond to lockouts, leaks, flooding, and other emergency maintenance situations
