Company: Carmel Partners is a leading private equity real estate investment firm specializing in multifamily development and construction.
Project – The Elliot- Project Type: Existing historical 6‑story building converted into rental apartments.
- Location: Seattle, WA Belltown.
- Site Area: 351,409 SF (excluding easements).
- Scope: Internal demolition, 5 floors above‑grade apartments, 1 floor below‑grade parking, residential units 260, amenities shared across multiple floors and roof.
- Follow established guidelines and procedures to improve communication and efficiencies to ensure project delivery dates.
- Participate in full‑site planning and manage tasks such as developing and managing punch lists.
- Assist in the buy‑out process by analyzing bids, reviewing scopes of work, and pre‑qualifying contractors.
- Establish and monitor construction schedule, coordinate with trades, create delivery and installation timelines, and address concerns with management to keep project on budget and on time.
- Maintain a safe workplace by enforcing OSHA safety standards, CDC requirements, and company policies.
- Coordinate with city inspectors, SDOT, consultants, and other agencies.
- Perform on‑site inspections to ensure standards are met and construction adheres to plans and specifications; manage third‑party inspections and review quality control daily.
- Oversee procurement of dry utilities, working directly with utility companies.
- Conduct and document a minimum of one safety inspection per week.
- Other duties, responsibilities, and special projects as assigned.
- Bachelor’s degree in Architecture, Civil Engineering, or related field (experience may substitute).
- 4+ years of experience in Construction, Civil Engineering, or related field.
- 3+ years of experience in Residential Construction Project Management.
- 3+ years of experience managing personnel.
- Proficiency with Windows and construction/pro‑management software (Procore, Bluebeam, Microsoft Office, Excel).
- OSHA 30‑hour certification, current and obtained within the past three years.
- First Aid and CPR training, current.
- Availability to work adjusted hours and weekends as required.
- Experience with multifamily or high‑rise construction.
- Comprehensive safety training program; personal protective equipment provided.
Base salary range: $120,000‑$135,000. Additional bonus incentive may be included. Full benefits package available.
