Position OverviewSJA Property Management is seeking a driven, relationship-focused Business Development Manager (BDM) to help fuel the company’s continued growth by converting inbound opportunities while proactively generating new business through strategic outbound efforts and referral partnerships. This role is designed to be a balanced blend of outbound sales and inbound business development. The ideal candidate is both consultative and proactive. We are looking for someone who can confidently nurture warm leads, build trust quickly, create new relationships, and consistently generate opportunities through networking, outreach, and follow-up.
You will be a hunter, using a blend of outbound calls, emails, networking, and creative prospecting strategies to bring new property management accounts into our portfolio. This person will work well in systems while also having an entrepreneurial spirit and own their outbound lead generation.
Responsibilities- Generate new opportunities through strategic outbound efforts
- Build and work a referral partner pipeline
- Daily outbound calls, texts, emails, and social touches to prospects (Brokers, FSBOs, Zillow, expired listings, tax records)
- 3-4 Networking/Lunch n’ Learns per month. These could be speaking engagements.
- Minimum 5–7 live conversations with prospects/day.
- Respond quickly and professionally to inbound leads
- Conduct consultations with property owners and investors
- Track all leads in Lead Simple.
- Set appointments and close prospects into signed property management agreements.
- Proactively network with brokers, agents, investors, and related industries to drive more warm referrals.
- Weekly reporting on activities (calls, conversations, nurtures, appointments set, contracts signed).
- Work closely with the Director of Growth to refine messaging, campaigns, and lead gen initiatives.
- 2+ Years of experience in sales, business development, account management, real estate, property management, or a related customer-facing role.
- Proven ability to generate opportunities through outbound prospecting, networking, referrals, and relationship building.
- In-office requirements: 50% of the time is spent at networking events.
- Coachable with a commitment to continuous learning and improvement.
- Strong verbal and written communication skills with the ability to build trust quickly.
- Comfortable in public speaking, making outbound calls, and engaging prospects through multiple communication channels.
- Experience using CRM systems to manage pipelines, tasks, and client communications.
- Self-motivated, goal-oriented, and able to work independently while remaining accountable to team goals.
- Valid driver’s license, reliable transportation, and willingness to travel throughout the greater Seattle area for networking.
- Ability to work occasional evenings at networking events as needed.
- Existing network of real estate agents, brokers, investors, or industry professionals in the Greater Seattle area.
- Experience generating business through referral partnerships and strategic networking.
- Demonstrated success meeting or exceeding sales goals and performance metrics.
- Familiarity with Leadsimple, Appfolio or other similar CRM platforms.
- Public speaking, presentation or Lunch & Learn experience.
- Experience managing a sales pipeline from prospecting through signed agreement.
- Entrepreneurial mindset with the ability to identify opportunities and create business development strategies.
- Understanding of residential real estate and rental property ownership.
