- Diagnose, repair, and maintain HVAC, electrical, plumbing, major appliances, carpentry, emergency systems, flooring, hardware accessories, masonry, painting/wallpaper, water features, and waste management systems.
- Develop, organize, and complete work orders in accordance with company operating and equipment/supply standards and in a timely manner.
- Ensure vacant apartment homes and car garages are rent‑ready through turnkey work such as cleaning, carpet cleaning, appliance repair, caulking, painting, and other preparation tasks.
- Train, mentor, and oversee work of Maintenance Technicians I and II, and conduct apartment Preventative Maintenance (PM).
- Inspect community grounds and buildings daily to identify maintenance needs and maintain an Incident‑ and Injury‑Free safety culture by following all AVB safety policies and procedures.
- Perform Hot Works (brazing, soldering, welding) within AVB Standards when applicable.
- Communicate effectively with associates and residents to provide customer service and ensure clear understanding of maintenance policies.
- Minimum 3+ years of maintenance experience, including HVAC, plumbing, electrical, and general repair work.
- Valid driver’s license.
- HVAC (CFC) certification required or willingness to obtain certification.
- Availability to work in an on‑call rotation with the team each month.
- Strong communication skills and ability to read and understand policies and procedures.
- Knowledge of cleaning and chemical supplies, Hazard Communication Safety Data Sheets (SDS), and proper chemical handling procedures.
- Proficiency with personal protective equipment (PPE) and understanding of basic emergency system shutoffs and operations.
- Demonstrated knowledge of paint types, painting tools, and related maintenance tasks.
