Reporting to the Service Supervisor, the Building Operator will complete regularly scheduled preventative building maintenance tasks in a timely manner, ensuring that the building operates safely and efficiently. The Building Operator will coordinate, manage and inspect work and services provided by any subcontractors or service providers. The position also requires compliance with Black & McDonald codes of conduct, health, safety and environmental policies and safe work practices along with any customer specific protocol.
Duties and responsibilities include but are not limited to:
Respond to environment/comfort complaintsPerform shift tours and log readingsStart-up/shut down and preventive maintenance on major building equipmentDiesel, fire alarm, life safety testsFilter changing, belt changingPerform minor repairs including: replace washers, faucets, sinks, clear toilets and drains, clean grease traps and sumps, re-pack valves, replace lamps, reset breakersOrder and maintain supply inventoryOversee work performed by sub-tradesAll types of general building maintenance and repairElectrical trouble shooting and minor repairMaintenance and minor repairs of wiring devices and conduitMaintenance and minor repairs of motor control centres, switches, breakers and switchboard components, fixtures, branch circuit wiring, transformers, capacitors, transfer schemes, electrical and pneumatic control devicesPerform daily regular duties, equipment adjustment and minor plumbing repairsUtilize BAS systemOther tasks as agreed upon by the client & Black & Mc Donald COMPETENCY REQUIREMENTS

2-4 years’ experience in a technical occupation related to HVAC services and equipmentSome Building Automation Controls experience5th Class Power Engineer including Fireman’s Certificate preferredSKILLS, ABILITIES, AND OTHER REQUIREMENTS
Good analytical skills and attention to detailExcellent customer service skills with desire to exceed customer expectationsExcellent verbal and written communications skills requiredFollows instructions both, written and verbalMaintains a professional demeanor at all times with fellow employees, subs and customerAccomplishes all duties and tasks as assignedComplies with all company policies and procedures and adheres to company standardsMust be able to work on ladder or scaffold at various heightsMust be able to lift up to 30 kg (bending and lifting is required)Must be able to work in confined spacesMust be available for On-Call workMust be able to pass Federal Government Security ClearanceA clean drivers abstract is required for this positionBlack & McDonald welcomes and encourages applications from persons with disabilities.
