Job Summary
The Associate Real Estate Planner will work with their direct manager and other key stakeholders from Nevada Operations (NVO) and Government Affairs to support and manage large and small-scale construction projects, focusing closely on phase management, compliance, and contract oversight. This position will be asked to define project requirements, budgets, and timelines of new infrastructure. In addition to construction projects, this role will be involved with maintenance project designs and planning, as well as other tasks as assigned by the management team.
Duties& Essential Job Functions Construction Management
- This role owns the end-to-end execution of real estate projects, primarily focusing on infrastructure and capital improvements.
- Project Lifecycle Support:
Assists in the oversight of real estate projects by monitoring timelines, budgets, and administrative requirements from inception to completion. - Technical Coordination:
Leads the request for proposal (RFP)/bid process, manages project timelines with external professionals for the delivery of construction drawings and permit application packages, and identifies value engineering opportunities to optimize costs. - Problem Solving:
Acts as a liaison for contractors and internal stakeholders to resolve logistical conflicts, make adjustments to plans, and ensures successful project execution.
- A critical function of this role is navigating the regulatory landscape of Washoe County and Nevada.
- Regulatory Advocacy:
Works with Government Affairs to advocate for the project’s needs and requirements with regulatory agencies and officials. - Compliance Strategy:
Researches and monitors local land use regulations and environmental requirements to ensure maintenance and development projects remain compliant. - Planning Support:
Contributes to the development of land use strategies and facilitates necessary documentation for regulatory filings as required.
- Process Optimization:
Utilizes tools like Asana to track timelines and develops best practices to improve the team’s efficiency. - Analysis & Reporting:
Conducts research and prepares statistical reports that support departmental decision making. - Relationship Management:
Maintains positive working relationships with internal teams and external agency staff, and facilitates after-action reviews to capture lessons learned.
- Be familiar with and act in accordance with Burning Man’s staff policies.
- Consistently exercise discretion and judgment in all work tasks.
- Other tasks as assigned.
- Develop and maintain effective positive working relationships with co-workers, permitting agency staff, and other project team members.
- Knowledge sharing — Helps acculturate and educate junior staff in Burning Man culture and business processes.
- Learning — Pursues ongoing learning in their area of expertise, working to stay current on emergent knowledge, skills, and processes.
- Experience (3+ years) with permitting, planning, and/or construction management.
- Experience (1+ years) with rural construction development.
- Ability to read and interpret construction plans and specifications.
- Ability to read and interpret zoning documents, permits, and applications.
- Knowledge of construction processes, techniques, and materials.
- Knowledge of regulations, building codes, and safety standards.
- Strong organizational skills with a high level of attention to detail and a proven ability to meet deadlines.
- Functions effectively as part of a team.
- Reside in the Reno area or Gerlach, NV.
- Travel to properties in the Gerlach area periodically for work – at least 10%/as needed.
- Experience (1+ years) with Washoe County and/or Nevada State agencies, such as NDEP.
- It is helpful if the candidate has previously been to Burning Man and/or is familiar with its culture.
- Experience working in remote wilderness and/or rural desert communities.
- Any certifications relating to real estate development.
- Valid driver’s license and a good driving record.
