Project Manager - Ground-Up Commercial Construction

Job Description

This role leads large-scale, ground-up commercial construction projects valued at $20 million and above, with a focus on site work and new construction. The Project Manager oversees projects from pre-construction through closeout, ensuring they are delivered safely, on schedule, within scope, and to a high standard of quality. The position is based out of an office in Reston, VA, with project work occurring throughout Northern Virginia.

Responsibilities

+ Manage day-to-day field activities to ensure project milestone dates and overall schedule completion dates are achieved.

+ Develop and maintain short-interval, look-ahead project schedules so upcoming events are clearly communicated, tracked, and proactively addressed.

+ Create and sustain a jobsite culture that prioritizes safety, health, and cleanliness at all times.

+ Coordinate and manage all construction activities to ensure work is performed in an orderly, deliberate manner consistent with contract documents and the required standard of care.

+ Verify that all work is installed in a workmanlike manner, including ensuring it is plumb, level, straight, and aligned with project specifications.

+ Obtain all required inspections and ensure that quality aspects of the physical work are fully documented.

+ Ensure all aspects of the project comply with contract terms and legal requirements governing the project and the community where work is performed.

+ Administer client-specific programs such as quality control, safety initiatives, and environmental stewardship requirements.

+ Lead and/or participate in pre-construction meetings, progress meetings, and other project and staff meetings as needed.

+ Conduct regular meetings with internal staff and external stakeholders, including owners and subcontractors, to coordinate work and resolve issues.

+ Meet regularly with client representatives to review project status, proactively identify and resolve problems, and keep clients fully informed on progress.

+ Manage changes in project scope to ensure the most current contract documents are used at all times, minimizing rework and avoiding scope gaps.

+ Administer contracts, subcontracts, purchase orders, and related agreements to ensure scope, terms, and conditions are consistently met.

+ Oversee and manage the punch list process and project closeout activities to ensure timely and complete turnover.

+ Maintain accurate daily documentation, including timecards, field reports, and schedule updates throughout the project lifecycle.

+ Run projects from start to finish as the general contractor, coordinating all trades, site work, and ground-up construction activities.

Essential Skills

+ At least 5+ years of experience as a Project Manager in commercial construction.

+ At least 3 to 5 years of experience specifically managing ground-up commercial construction projects.

+ Proven experience managing commercial construction projects valued at $30 million or more, with a focus on site work and new construction.

+ Demonstrated experience working for a general contractor (not as an owner's representative) managing projects from start to finish.

+ Strong proficiency with RFIs (Requests for Information), including preparation, tracking, and resolution.

+ Experience managing and reviewing submittals to ensure compliance with contract documents and project specifications.

+ Hands-on experience overseeing ground-up construction, including site work, base work, and community-focused commercial projects.

+ Ability to develop, update, and manage project schedules, including short-interval look-ahead schedules.

+ Solid understanding of contract documents, scopes of work, and standard construction practices.

+ Proven ability to manage project closeout, including punch list creation, tracking, and completion.

+ Strong communication skills for leading meetings and coordinating with owners, subcontractors, and internal teams.

+ Demonstrated commitment to jobsite safety, quality control, and compliance with legal and contractual requirements.
