Orr Partners LLC, a leading development and project management firm in the Washington D.C. area, is seeking a motivated Senior Project Manager for our Reston, VA office. Renowned for quality, Orr Partners has a strong history of delivering award-winning projects across commercial, educational, and government sectors.

This role provides an opportunity to manage a varied portfolio of Commercial Office, K-12/Higher Education, and Public Sector projects. You will join a vibrant team of over 30 professionals, serving as a trusted advisor to ensure the successful completion of complex construction and development projects.

About the Role

As the Senior Project Lead, you will oversee the entire lifecycle of commercial and institutional construction projects. Your role involves serving as the main point of contact between the client, design team, and general contractor, facilitating vital information sharing and motivating project teams to meet goals. Whether you're managing a new school building, a complex office renovation, or a mixed-use commercial development, you'll leverage your expertise to reduce risks, manage costs, and maintain quality in a dynamic, fast-paced setting.

Responsibilities
  • Lead and inspire project teams, including Architects, Engineers, Contractors, and Consultants, to reach project objectives.
  • Act as the main client liaison, managing expectations and ensuring the project meets their operational requirements, such as school academic calendars or office lease start dates.
  • Build and maintain strong relationships with colleagues and external partners involved in Orr Partners' projects.
  • Create, maintain, and oversee detailed project budgets. Support the development and compilation of procurement documents, including RFPs, RFQs, contracts, and exhibits.
  • Review and approve invoices, pay applications, and change orders.
Schedule & Documentation
  • Support the development and upkeep of master project schedules.
  • Prepare and distribute comprehensive weekly reports that include meeting minutes and task lists.
  • Track project progress through regular site photography and field reports.
  • Set up and maintain organized electronic project files on platforms like Dropbox and other file-sharing systems, while carefully filing all project-related email correspondence.
Operations
  • Carry out essential travel to project sites, county offices, consultant meetings, and client offices within the DC Metro area.
  • Actively seek guidance and feedback from senior staff to support professional growth.
Qualifications
  • Education:

    Bachelor's degree in fields such as Construction Management, Engineering, Architecture, Business Administration, or related areas.
  • Experience:

    At least five (5) to seven (7) years of leading construction or real estate development projects.
  • Sector Expertise:
    Strong experience in managing Commercial Office projects (including Base building or Interiors) and/or Educational projects (K-12 or Higher Education) is highly desirable.
  • Technical

    Skills:

    Proven knowledge of Project Management methodologies and related software.
  • Communication:
    Demonstrates strong, positive energy and excellent communication abilities.
Required Skills
  • OSHA training (either 10 or 30 hours). Candidates should have experience collaborating with a general contractor, engineering firm, or architecture firm.
  • Strong skills in people management and negotiation are essential.
  • Additionally, a solid understanding of entitlement and permitting processes within Northern Virginia jurisdictions is required.
