Job Summary

The Service Technician II is responsible for day‑to‑day maintenance operations at the property, including move‑in, move‑out repairs, troubleshooting equipment, completing unit turns, and supporting high standards of customer service. Essential Job Functions
  • Schedules, monitors and performs preventative maintenance
  • Ensures service requests are completed promptly and professionally
  • Diagnoses problems and repairs in HVAC, electrical, plumbing, swimming pool, carpentry, drywall and appliances
  • Maintains premises of the building, office and grounds in a clean and orderly condition
  • Performs make‑ready duties on vacant units, ensuring timely and efficient unit turn over
  • Provides excellent customer service to prospective and current residents
  • Communicates with maintenance leadership regarding all maintenance issues
  • Manages dumpster corrals, trash enclosures/compactors as directed
  • Provides on‑call service when scheduled and performs emergency maintenance work when required
  • Assists the supervisor with inventory monitoring of parts and supplies
  • Assists with scheduling and communicating with vendors and contractors
  • Uses a mobile device to dispatch and complete service requests in a timely manner
  • Adheres to the company’s safety and hazard communications programs, policies and procedures
  • Inspects buildings and grounds, alerts Maintenance Supervisor to necessary repairs
  • Participates in company‑provided training such as fair housing, safety, non‑discrimination, EPA and harassment prevention
  • Performs other tasks as directed and assigned
Education and Experience
  • 1+ year of experience in maintenance service for residential communities, building maintenance or related trade
  • Renovation experience is preferred
  • EPA certification Type I and II preferred
  • CPO certification preferred
  • Proficiency with general maintenance equipment (hand tools, ladders, refrigerant recovery units, landscaping equipment, required safety equipment)
Who We Are Looking For
  • Ability to respond to on‑call, after‑hour emergency service; on‑call staff must live within a minimum distance to the community for efficient response time
  • Reliable transportation and a valid driver’s license
  • Excellent written and verbal communication skills
  • Self‑motivated and able to work independently
  • Ability to use a smartphone to assign service requests and for on‑call requests
  • Ability to prioritize and multi‑task
Physical Requirements
  • Hands‑on repair and maintenance work constitutes majority of duties
  • Must be able to move up to 50 pounds over variable distances and use ladders to heights over 8–9 feet; may work outdoors in temperatures above 90°F or below 32°F

This position has a compensation range of $27–30 per hour plus renewal commissions.
