Job SummarySYNC City Line is hiring an additional Maintenance Tech to join our service team! Candidates must have prior multifamily maintenance experience, EPA Universal or Type 2 Certification, and a valid Driver's License.
Key Responsibilities- Participate in daily groundskeeping duties throughout the community
- Complete work orders as assigned by the Maintenance Supervisor and/or Property Manager in priority order
- Walk all grounds, parking lots or garages, pool areas, amenity spaces, and common areas to remove waste items and ensure all equipment is in proper working condition and free from safety hazards
- Assist in the make‑ready process as needed to ensure unit availability for leasing efforts
- Support the Maintenance Supervisor with all checklists and complete assigned projects
- Update all relevant systems with work order and make‑ready statuses for proper tracking and reporting
- Respond to after‑hours and emergency work order calls
- Monitor and assist the completion of make‑ready units
- Troubleshoot, diagnose, and correct minor HVAC failures (e.g., low freon, bad compressor, fan motors) and ensure timely filter replacement
- Troubleshoot, diagnose, and correct minor heating failures (e.g., replace heat strips, exchangers, boiler components)
- Troubleshoot, diagnose, and correct minor appliance failures (e.g., dishwashers, garbage disposals, ice makers)
- Repair minor electrical problems (switches, receptacles, fixtures) and work with high voltage circuits as needed
- Repair minor plumbing problems (bib replacement, pop‑up assemblies, sewer machine operation)
- Provide minor carpentry, glass, and sheet‑rock repairs (doorframe replacement, panel repair, texture application)
- Assist in monitoring inventory of maintenance and cleaning supplies and facilitate accurate replacement orders
- Perform necessary repairs and preventative maintenance on rental units as they become vacant, including painting, flooring, and lock re‑keying
- Continuously inspect the property for safety hazards, correct them immediately, and advise on necessary action
- Share on‑call duty with the Maintenance Supervisor and be available at all times via pager unless previous arrangements have been made
- Complete resident work orders and requests for service under the supervision of the Maintenance Supervisor
- High school graduate or GED
- EPA certification required
- Minimum of two years prior apartment maintenance staff experience
- Valid Driver's License
- Participation in on‑call rotation
- Work weekend trash hour rotation

Assists and works under the direct supervision of the Maintenance Supervisor and performs necessary repairs and preventative maintenance throughout the entire property. May perform duties of the Maintenance Supervisor as required by the needs of the property. Continually strives to increase working knowledge of the property to achieve the position of Maintenance Supervisor.
