Job Title: Maintenance Technician
Pay Rate: $23 to $25 per hour

- Perform repairs across electrical, plumbing, appliances, flooring, carpentry, HVAC, and grounds maintenance as directed by state guidelines.
- Carry out general carpentry tasks such as wallboard repair, counter top/cabinet replacement, finish carpentry, window and glass repair, door/lock repair, and ceramic tile repair.
- Engage in proactive preventative maintenance including siding, painting, lighting, sprinkler, pool, golf‑cart, elevator, and other systems.
- Maintain the work order system, ensuring all orders are completed on time and meet company and resident standards.
- Inspect property grounds, buildings, and common areas to uphold safety and cleanliness, and identify maintenance, repair, or replacement needs.
- Assist with property emergencies such as snow removal, inclement weather, fires, and floods.
- Communicate promptly with maintenance leadership regarding all property maintenance issues.
- Promote safety and risk management in accordance with local, federal, state, and company regulations.
- Participate in emergency on‑call/after‑hours assignments, responding within established timelines.
- Promote customer satisfaction by maintaining high standards of cleanliness and curb appeal, interacting courteously and professionally with residents.
- Foster positive, collaborative relationships with residents, other properties, and agencies.
- Maintain a professional demeanor and appearance at all times.
- Adhere to all components of the company risk management program.
- High school diploma or equivalent.
- At least one year of experience in the property management industry or a directly related field.
- Proficiency in general maintenance and general carpentry skills.
- Maintain a valid driver’s license with a clean driving record; current auto insurance is required.
- Read, write, and comprehend English.
- Use general office equipment, including telephone, fax, printer, copier, and key‑track system.
- Demonstrate excellent customer service and interpersonal skills, relating to others with courtesy.
- Strong organizational and time‑management abilities.
- Ability to multitask.
- Basic mathematical competence.
- Manage and defuse situations involving angry or difficult people while maintaining confidentiality.
- Maintain a professional appearance and comply with the prescribed uniform policy.
- Comply with all safety requirements.
- Complete and successfully pass the Avenue5 Fair Housing, Diversity and Inclusion Training within the first 30 days of employment.
