Operating Engineer / Stationary Engineer
The Operating Engineer / Stationary Engineer is responsible for the safe, efficient, and reliable operation, maintenance, troubleshooting, and repair of building systems, mechanical equipment, and facility infrastructure. This role supports daily facility operations by ensuring equipment performance, minimizing downtime, and maintaining a safe and well-functioning environment.
Responsibilities- Operate and monitor mechanical, electrical, HVAC, generator, and overall building systems to ensure reliable performance.
- Perform preventive maintenance and routine inspections on equipment to reduce unexpected failures and extend asset life.
- Troubleshoot and repair equipment malfunctions on mechanical systems, ATS systems, pumps, motors, and related facility equipment to minimize downtime.
- Complete basic plumbing, electrical, carpentry, painting, drywall repair, and general handyman tasks as needed throughout the facility.
- Conduct maintenance repair activities on heavy equipment and building systems in accordance with established procedures.
- Follow all OSHA and company safety procedures to maintain a safe work environment and ensure regulatory compliance.
- Accurately document maintenance activities, repairs, inspections, and equipment issues in work orders and maintenance logs.
- Use hand tools, power tools, and diagnostic equipment to perform repairs and adjustments on building and mechanical systems.
- Perform preventive maintenance on air conditioning and heating systems, including rooftop units (RTUs), air handlers, VAV boxes, chillers, and cooling towers.
- Complete PMs such as changing filters, belts, motors, and bearings on HVAC and mechanical equipment.
- Conduct basic troubleshooting of HVAC equipment and identify issues requiring further repair or escalation.
- Utilize Building Automation Systems (BAS) to monitor, adjust, and optimize building and HVAC operations when applicable.
- Collaborate closely with maintenance, operations, and production teams to support smooth facility operations and resolve equipment issues.
- Communicate equipment conditions, maintenance needs, and repair status clearly with management and team members.
- Ensure all work orders are completed in a timely manner and properly closed out in CMMS or work order systems when used.
- High School Diploma or GED required.
- 3+ years of experience as an Operating Engineer, Building Engineer, Facilities Engineer, or in a related facilities maintenance role.
- Strong knowledge of HVAC systems, mechanical equipment, electrical systems, and overall building infrastructure.
- Hands-on experience operating and maintaining generators and Automatic Transfer Switches (ATS).
- Ability to read and interpret blueprints, schematics, and technical manuals for building and mechanical systems.
- Proficiency with hand tools, power tools, and diagnostic equipment used in maintenance and repair work.
- Demonstrated experience in preventive maintenance, equipment repair, and building maintenance.
- Strong mechanical and electrical troubleshooting skills for complex building and facility systems.
- Experience performing general handyman repairs including plumbing, carpentry, painting, and drywall work.
- Ability to follow OSHA and company safety procedures and apply safety best practices in all tasks.
- Effective communication skills to coordinate with team members and report equipment conditions.
- Strong problem-solving abilities and attention to detail when diagnosing and resolving equipment issues.
- Ability to work independently, manage multiple work orders, and prioritize tasks in a facilities environment.
Skills & Qualifications
- EPA Certification preferred.
- Boiler or Stationary Engineer License preferred.
- Experience with Building Automation Systems (BAS) is highly desirable.
- Experience using CMMS or computerized work order systems to manage maintenance activities.
- Experience in heavy equipment operation and repair is a plus.
- Experience performing preventive maintenance (PMs) on HVAC, mechanical, and building systems.
- Familiarity with rooftop units (RTUs), air handlers, VAV boxes, chillers, and cooling towers.
