Assistant Community Manager
The Assistant Community Manager is responsible for overseeing the everyday operations and financial functions of a housing community under the supervision of the Community Manager. The role includes managing all phases of operations, including personnel, leasing, maintenance, financial administration, and risk management, and ensuring compliance with company policies, safety, fair housing guidelines, and liability concerns.
Essential Duties & ResponsibilitiesFinancial Management
- Post all payments and income from applicants, current residents, and non-current residents accurately and timely.
- Process and reconcile daily account receivables.
- Monitor and follow up on bad debt, including preparation of late notices, resident and guarantor contact, and filing evictions.
- Help the property meet budgeted revenues, expenses, and Net Operating Income.
- Post all charges to resident and non-current resident accounts, including bill back of utilities where applicable.
- Conduct end-of-month closing procedures and reporting.
- Maintain accurate, organized records; audit resident files to ensure accuracy.
- Walk units and post all move-out charges, statements, and security deposit refunds.
Personnel Management
- Maintain regular/daily onsite attendance.
- Screen, hire, train, coach, and develop onsite staff using consistent techniques and company directives.
- Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with training benchmarks.
- Promote harmony and quality job performance through support and effective leadership.
- Ensure staff compliance and consistency with company policies and procedures.
- Manage leasing operations: effective techniques for obtaining closure, follow‑up procedures, lease signing and documentation, and accurate reporting.
- Implement marketing strategies and systems outlined in the annual marketing plan.
- Address resident complaints, concerns, and requests to ensure resident satisfaction.
- Develop and implement resident retention programs such as resident functions, special promotions, and monthly newsletter.
- Effectively show, lease, and move in prospective residents.
Administrative Management
- Provide excellent customer service and monitor service request turnaround and responsiveness of maintenance staff.
- Maintain property appearance and ensure repairs are noted and completed promptly through regular inspections and tours.
- Assist in supervising all business functions related to operations.
- Plan for and utilize property resources, equipment, and supplies economically, obtaining bids/pricing from vendors and contractors.
- High School Diploma or Equivalent;
Bachelor’s degree preferred or two years experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience. - Ability to understand and perform all onsite software functions; basic computer skills required.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
- Regularly required to remain in a stationary position, often standing or sitting for prolonged periods; communicate with others and perform repetitive motions with wrists, hands, and fingers.
- Frequently required to move about to accomplish tasks or move from one worksite to another.
- Occasionally required to ascend/descend ladders, stairs, scaffolding, ramps, step stools, and the like; work in overhead positions, tight and confined spaces; lift and place objects up to 25 lbs; operate machinery, power tools, motor vehicles, and/or golf carts; work overtime, weekends, night hours, small or enclosed spaces, flat and non-flat terrain; work in extremely low or high temperatures; work in outdoor environments such as precipitation and wind;
be exposed to hazardous chemicals.
Salary Range: $21 per hour to $21 per hour
