$135,000 - $155,000 Richmond, BC Senior Project Manager with an established General Contractor in the Commercial Construction, Design/Build arena. Focus on Commercial, Light Industrial Buildings, Retail, and Modular Residential projects.
Responsibilities- Participate in new project sales meetings with potential clients and business development leads.
- Prepare, monitor, and update construction schedules and job costs.
- Create and maintain project files.
- Manage owner and consultant-initiated change notices and change orders.
- Request pricing from subcontractors and process subcontractor change orders.
- Receive, review, and process shop drawings.
- Coordinate and attend site subcontractor meetings; take and distribute minutes.
- Coordinate and attend owner/consultant meetings; take and distribute minutes.
- Assist the Project Estimator in preparing estimates when required.
- Review and approve subcontractor monthly progress draws.
- Prepare monthly progress claims and submit to the Owner for payment.
- Prepare monthly project forecasts.
- Ensure the Site Superintendent has all up-to-date project documents (drawings, specifications, subcontracts, schedules, change orders).
- Work closely with the Superintendent to ensure overall coordination of the project.
- 6+ years of project management experience on diverse projects.
- University or college diploma in a relevant construction/engineering program.
- Experience with Integrated Project Delivery Contracts (asset).
- Excellent computer skills including MS Office, Project Scheduling, and Project Management software.
- Experience in all forms of contracts and delivery methods.
- Solid technical, business, financial, and legal acumen in reviewing and negotiating contracts for construction projects.
- Excellent communication skills (oral, written, presentations); ability to translate technical information to non-technical stakeholders.
- Experience with different project delivery methods.
- Exemplary leadership and team‑building capabilities.
- Excellent relationship building skills and problem‑solving ability.
- Valid provincial driver’s license.
- Ability to travel to sites approximately once a month.
