The Role: The Maintenance Supervisor is accountable for delivering on our commitments to our residents and is instrumental in helping Avanath provide superior customer service to our residents. This includes quality move-in, timely service, superb curb appeal, and personal attention to our residents and their homes. The Maintenance Supervisor works alongside the Community Manager partnering to oversee the activities of assigned staff and vendors to ensure the maintenance of the property.
The incumbent in this role must possess a high degree of professionalism and positive engagement for our residents and the workforce.

- Maintenance and Service Delivery - Oversee maintenance staff and vendors; ensure move-in quality, timely service, curb appeal, and appropriate repairs according to policies, safety standards, and code requirements.
- At least 3 years of multifamily property maintenance experience.
- One year of supervisory experience required.
- Expertise in plumbing, HVAC, appliance repair, electrical, and carpentry work.
- HVAC and CPO certifications are highly desired.
- Valid Driver’s License.
- Very strong organizational skills and ability to handle multiple priorities.
- Solid interpersonal and customer service skills.
- Must be available for on-call and weekend work.
- Resident Relations - Customer Service:
Demonstrates customer service skills by treating residents and others with respect, answering questions, responding to maintenance complaints with efficiency and urgency. - Projects a favorable image of the community to achieve property objectives and public recognition.
- Ensure consistency, follow-up, and follow-through in dealing with residents on all matters.
- Enforce community policies as delegated by the Community Manager.
- Assist and complete work orders from resident requests and routine upkeep by diagnosing defects and making repairs according to policies, procedures, safety standards, and code requirements.
- Maintenance Management - Coordinate, schedule and respond to resident/management requests and work orders; ensure repairs and replacements for common areas and units; manage inventory and budget-conscious purchasing; maintain preventative maintenance program; maintain organized maintenance shop; promote safe work practices; manage unit inspections; maintain key control; maintain records of service requests, OSHA/EPA standards, and preventative maintenance; participate in on-call emergencies.
- Plan for and utilize property resources, equipment and supplies by obtaining bids/pricing from vendors and contractors.
- Provide direction and monitor maintenance, construction, and rehabilitation activities to ensure quality and expediency.
- Staff Leadership - Supervise, train and schedule maintenance activities; monitor progress; provide input for performance evaluations; participate in safety meetings and ensure OSHA compliance.
