Duties & ResponsibilitiesThe VCU's Facilities Management has an exciting opportunity for a Construction Project Inspector to join the team!
The Construction Project Inspector collaborates with project managers and other Facilities Management and University units to monitor and inspect construction activities on behalf of the University and Commonwealth of Virginia. The role ensures safety, adherence to documents, and code compliance while advocating for the University and its clients. Effective communication, reporting, and a proactive attitude are essential for success.
Additional responsibilities (but are not limited to) Project Monitoring- Monitor on‑site construction progress via daily site visits and report findings orally and in writing.
- Ensure contractor compliance with approved construction documents and applicable codes.
- Assess quality of materials and workmanship.
- Verify adherence to established project schedule.
- Monitor site environmental conditions.
- Communicate safety expectations to ensure a safe workplace for the site, contractor, and general public.
- Provide clear, well‑communicated direction on expectations to contractors.
- Document contractor performance issues in writing as they arise.
- Manage multiple projects (average 30) across both campuses.
- Multi‑task and work varied hours, including nights, holidays, and weekends if needed.
- Schedule utility and special shutdowns, coordinating impacts with building management, fire safety, and other relevant groups.
- Collect, review, and approve contractor daily work logs for accuracy.
- Document discrepancies in writing and notify pertinent parties promptly.
- Ensure completion of punch‑list and warranty items.
- Perform duties during off‑hours, nights, weekends, holidays, or other scheduled times as authorized.
- Document deficiencies in installations, completion, and punch‑list items.
- Report work progress, project conditions, issues, resolutions, and other pertinent information timely.
- Track contractor performance.
- Record pertinent communications and directives.
- Provide overall project updates to the Project Manager at intervals determined by the Project Manager.
- Evaluate and document performance of contractors and subcontractors.
- Coordinate appropriate contractor access with the Project Manager.
- Process "Hot‑Works" permits with VCU Safety and Risk Management.
- Report performance‑related issues to the Project Manager.
- Coordinate authorities inspections, including State Fire Marshal, DEB Building Official, etc.
- Ensure proper installations and conditions prior to external inspections.
- Coordinate with internal and external vendors such as VCU Network Services, VCU Facilities Operations, VCU Media Support Services, and VCU Police.
- Review and sign authorizations for construction invoices and assist with related invoicing where appropriate.
- Assist the Project Manager with potential risks or savings scenarios.
- Keep key departments, zone leaders, and stakeholders updated on project progress, issues, and schedules.
- Assist in reviewing and accepting as‑built and O&M documentation.
Minimum Qualifications
- Significant experience in commercial construction or applicable equivalent.
- Proficiency in construction building techniques and methods.
- Strong verbal and written communication skills.
- Ability to oversee multiple tasks concurrently with minimal supervision.
- Strong basic computer skills.
- High school diploma or equivalent.
- Valid Virginia Driver's license to operate a motor vehicle in the Commonwealth of Virginia.
- Demonstrated ability to foster an environment of respect, professionalism, and civility with faculty, staff, and students from diverse backgrounds and experiences.
- Commonwealth of Virginia Tradesman License.
- Virginia DHCD Commercial Inspector Certification.
- Ability to accurately interpret and communicate CPM schedules.
- Proficiency with State of Virginia - CO-7 Construction General Terms and Conditions.
- Proficiency with virtual and remote operation technologies.
Salary Range: $65,000 - $70,000
