Position Purpose

The Gold Oller Leasing Consultant serves as the primary point of contact for prospective and current residents, delivering exceptional customer service and fostering positive resident relationships. This position is responsible for leasing available apartment homes, supporting marketing initiatives, resident retention efforts, and ensuring a welcoming and professional representation of the community.

This position has the potential to earn over $1,000 in commissions per month.

Duties & Responsibilities
  • Support the Community Manager in meeting occupancy, rental income, and renewal goals.
  • Promptly collect and post all revenue (application fees, admin fees, deposits).
  • Assist in following up on delinquencies and preparing/delivering notices.
  • Identify and report lease violations; assist with corrective actions as directed.
  • Serve as a positive representative of Gold Oller at all times.
  • Communicate regularly with the Community Director regarding community needs.
  • Enforce lease agreements, Fair Housing laws, safety codes, and local ordinances.
  • Maintain professional appearance and positive attitude.
  • Complete all reports and software entries accurately and on schedule.
  • Keep the leasing office clean, organized, and businesslike.
  • Use company equipment responsibly.
  • Attend meetings, required training, and complete safety checklists.
  • Perform additional duties as assigned.
  • Promote strong resident relations by assisting with complaints and rent collection.
  • Encourage teamwork to help the community reach its goals.
  • Support training by reinforcing company policies, values, and best practices.
  • Maintain a closing ratio of 25% or higher.
  • Maintain 80%+ on employee shopping reports.
  • Complete the Daily checklist each day.
  • Walk the property regularly, including amenities, tour paths, and vacant units.
  • Ensure move‑in apartments are inspected, photographed, and documented before move‑in.
  • Provide a positive experience for every applicant and new resident.
  • Monitor and respond to leads within 24 hours and follow CRM guidelines for follow‑up.
  • Answer calls promptly and professionally; greet walk‑ins enthusiastically.
  • Show apartments using professional leasing procedures and approved rates.
  • Respond to all phone, email, text, and online inquiries promptly (within 24 hours).
  • Screen applicants using approved credit/criminal systems.
  • Complete lease files, renewal agreements, and all required addendums.
  • Review weekly advertising sources and notify management of issues or opportunities.
  • Address resident concerns quickly and professionally.
  • Conduct market surveys as assigned and monitor neighborhood trends.
  • Ensure all community postings and signage are branded and professionally displayed.
  • Walk the property regularly, including vacant units.
  • Help oversee grounds, trash areas, and common areas; ensure they remain clean and debris‑free.
  • Enter all resident service requests, dispatch maintenance promptly, and complete quality‑check calls.
  • Proactively contact residents with upcoming lease expirations and maintain 60%+ retention.
  • Upload Notices to Vacate immediately and communicate renewal opportunities to management.
  • Provide residents with professional, clear notices and communication.
  • Refer residents to supportive service groups when appropriate.
  • Help develop newsletters, outreach programs, move‑in gifts, and resident events.
  • Assist in planning and attending monthly resident activities.
  • Ensure move‑ins are smooth and complete move‑in inspections properly.
  • Address service requests, noise complaints, and other issues promptly.
  • Help resolve resident conflicts professionally.
  • Participate in court hearings and appeals when required.
