We’re hiring a reliable and customer-focused full‑time Maintenance Technician to join our team! This role supports daily maintenance multi‑family housing properties throughout the Richmond area.
Position Details:
- Full‑time, Monday–Friday
- Rotating on‑call availability required
- EPA certification preferred
- Driver's license and good driving record (as determined by our insurance company)
Job Summary:
- Provide quality maintenance and repair services across multiple communities
- Complete resident work orders promptly and professionally
- Assist with upkeep of common areas, including cleaning hallways, amenities, and trash removal
- Ensure buildings are tidy, safe, and welcoming
- Collaborate daily with the property manager to coordinate tasks and priorities
- Make sound independent decisions while following company standards and instructions

Reports to Maintenance Supervisor
Description of Position- The Maintenance Technician will work with the Maintenance Supervisor in the overall maintenance of the community and perform all related functions.
- Deliver outstanding customer service
- Ensure that interior and exterior community areas meet company safety and physical appearance standards.
- Prepare turnover apartments in a timely manner.
- Perform scheduled maintenance on all equipment based on the manufacturers’ recommendations and operating manuals.
- Attend to requests and/or emergency needs in an expedient and cordial manner.
- Ensure repairs are done correctly the first time.
- Build and maintain residents’ confidence and foster good relations.
- Adhere to and obey Fair Housing Laws.
- Maintain proper MSDS binder.
- Must have a minimum of one year of apartment maintenance experience.
- Must have knowledge of all phases of apartment maintenance.
- Must have knowledge of basic safety procedures dealing with electricity, natural gas, water, sewer, and the use and disposal of toxic or controlled substances.
- Basic skill and knowledge needed in carpentry, plumbing, electrical, painting, cleaning and HVAC systems.
- Must be certified in refrigerant recovery.
- Must have a high level of integrity, be trustworthy and hardworking.
- Adhere to all company policies and procedures.
- Keep uniform on when working on any managed property.
- Perform electrical, plumbing, HVAC, and carpentry related repairs. Complete all maintenance requests within 24 hours or as soon as possible.
- Maintain a high work safety attitude, including the use of PPE when necessary.
- Assist in custodial work as required, including sweeping, painting, etc.
- Respond to emergency maintenance calls from the answering service or pager as required.
- Maintain the maintenance shop in a clean and orderly manner.
- Help keep grounds and street free of litter.
- Must maintain clean and neat uniform and personal appearance.
- Work with residents to maintain good property relations.
- Assist in changing air conditioner filters as directed at least two times per year.
- Have knowledge regarding utility cutoffs and sewer clean‑outs.
- Keep exterior amenities repaired and clean.
- Assist on breezeways and laundry facilities when necessary.
- Call Property Manager or Maintenance Supervisor if emergency, sick or going to be out of work.
- Assist in turnover of vacant apartment homes.
- Additional tasks as requested or assigned.
While performing the above responsibilities and assignments, you may be required to perform tasks that will require some physical exertion. You must be able to see to a degree that safety is not compromised. You must be able to communicate and be understood.
Common Requirements for Your Duties as Maintenance Technician- Use various hand tools and test equipment. These items may vary in weight from a few ounces to 40 pounds.
