Job Description SummaryProvides leadership, direction, and oversight for the physical condition, appearance, and operational efficiency of the property, ensuring a safe and attractive living environment for residents and a great place to work for associates, exceptional quality and service, sustained resident satisfaction and associate engagement.
- Consistently demonstrate the HEROES principles (HELPFUL, ENGAGED, RESPONSIVE, OUTSTANDING, EXCELLENCE, SUCCESS) in all activities and interactions.
- Ensure timely, accurate, high‑quality completion of resident service requests.
- Contribute to marketing efforts and resident satisfaction by providing excellent customer service and communicating professionally with residents, associates, management and guests.
- Identify and execute routine, preventive, scheduled, and emergency maintenance repairs; maintain logs and records.
- Effectively manage all maintenance associates, ensuring they are fully trained and tasks complete on time.
- Oversee apartment turnovers, repairs, renovations, painting, and cleaning of vacant units.
- Maintain cleanliness, safety, and proper waste disposal throughout the community.
- Monitor community and grounds to ensure proper maintenance; advise management of needed attention.
- Maintain landscaping, watering, and perform snow removal as required.
- Comply with all policies, procedures, and regulatory requirements.
- Resolve complex service issues, including sensitive communications with residents.
- Participate in annual budget planning; optimize service contracts and purchasing to stay within budget.
- Respond promptly and courteously to emergencies.
- Develop and deliver training to associates.
- Attend required in‑service training sessions.
- Support other communities as assigned.
- Other duties as assigned.
Manage the maintenance department, which may include Senior Maintenance Technicians, Technicians, Apprentices, and/or Porters. Carry out supervisory duties in accordance with company policies and applicable laws: interviewing, hiring, training, assigning work, appraising performance, rewarding, disciplining, addressing complaints, and resolving problems.
Essential Skills, Experience and Talents- Minimum five (5) years as a maintenance technician or similar, with at least two years of supervisory experience.
- High School Diploma or G.E.D.
- Extensive knowledge in carpentry, plumbing, electrical, HVAC, equipment repair, and painting.
- EPA Section 608 Technician Certification (Type II or Universal) or ability to obtain within 90 days.
- Proficiency with hand and power tools.
- Leadership skills to motivate and guide a team.
- Strong organizational abilities and capacity to manage multiple priorities in a fast‑paced environment.
- Excellent verbal and written communication skills in English.
- Reading proficiency in English for policies and documentation.
- Strong interpersonal skills, positive attitude, enthusiasm, and energy; customer‑service orientation to older adults.
- Attention to detail.
- Basic computer keyboarding and navigational skills.
- Provide a basic tool set.
- Maintain reliable transportation.
- When on‑call, be ready, available, fit for work, and able to report to the property within 30 minutes of a call.
- Base hourly rate of $30.00–$35.00 per hour, depending on skill level and experience.
